<p>Shareholders approved a total dividend of 24 kobo per ordinary share, consisting of an interim dividend of 13 kobo already paid and a final dividend of 11 kobo.</p>
<p>The company said the payout reflects its continued commitment to delivering consistent returns to investors despite a challenging economic environment.</p>
<p>Revenue Growth Despite Profit Pressure</p>
<p>Afriland Properties recorded revenue of N4.07 billion, representing an 8 percent increase from N3.75 billion in 2024.</p>
<p>Gross profit also improved to N3.51 billion, compared to N3.13 billion in the previous year, supported by improved operational efficiency and cost management.</p>
<p>However, profit before tax declined to N2.60 billion, down from N3.70 billion in 2024, reflecting macroeconomic pressures and rising operating costs.</p>
<p>Assets Rise to N65 Billion</p>
<p>The company’s balance sheet showed strong expansion, with total assets increasing by 33 percent to N65 billion, up from N48 billion in the previous year.</p>
<p>Shareholders’ funds also rose to N36.09 billion, compared to N34.93 billion in 2024, indicating continued capital strength and value preservation.</p>
<p>Management Speaks on Performance and Outlook</p>
<p>Chairman of the Board, Emmanuel Nnorom, described the 2025 performance as evidence of the company’s resilience and disciplined strategy in a difficult operating climate.</p>
<p>He said Afriland remains focused on strengthening its asset base, preserving value, and ensuring sustainable returns for shareholders.</p>
<p>Managing Director and Chief Executive Officer, Azubike Emodi, said the results reflect a solid operating model driven by efficiency and execution across its business segments, including property development, facilities management, and investment operations.</p>
<p>He added that the company is entering a new growth phase, supported by ongoing and upcoming projects in key locations such as Lagos and Abuja.</p>
<p>Growth Strategy and Market Outlook</p>

<p>NIQS President, QS Kene C. Nzekwe, made the appeal at a press conference held in Abuja as part of activities marking the 31st Biennial General Meeting and National Conference of the Institute.</p>
<p>Nzekwe said the persistent surge in rental prices is worsening the <a href="https://www.housingtvafrica.com/tag/housing-news/">housing</a> affordability crisis, stressing that only the government has the authority to set a policy direction that will protect citizens from exploitative rental demands.</p>
<p>“It is unacceptable for anyone to demand five million naira for a two-bedroom apartment in Abuja,” he said. “We are calling on policymakers and legislators to enact laws that regulate rent demands and ensure fairness in the housing market.”</p>
<p>The <a href="https://www.google.com/url?sa=t&amp;source=web&amp;rct=j&amp;opi=89978449&amp;url=https://niqs.org.ng/&amp;ved=2ahUKEwj-zrjrn_GQAxXIQUEAHSUbFbQQFnoECA0QAQ&amp;usg=AOvVaw3k4tXDSNWfRi9CajQGGB9u">NIQS</a> President also encouraged industry players across the construction and built environment sectors to embrace digital technologies and adopt standardised practices to enhance transparency and operational efficiency. According to him, such improvements will strengthen professionalism and attract more private sector investment into the housing and construction industries.</p>
<p>Speaking on professional ethics, Nzekwe warned against quackery and the growing trend of individuals taking on roles outside their areas of competence. He said the Institute will sanction members involved in unqualified practices, adding that improper handling of construction cost management poses significant risks to project delivery and public safety.</p>
<p>He appealed to the media to support the Institute’s efforts in curbing professional encroachment and promoting the value of properly trained construction professionals.</p>

<p>On an incremental basis, concerns are mounting over regulatory oversights and safety of investments that could slow down the current boom in short-let properties across Nigerian cities, especially Lagos, Abuja, and Port Harcourt. Unlike in developed markets where short-term rentals are clearly regulated, taxed, registered, and monitored, Nigeria’s short-let market operates largely in a grey zone.</p>
<p>According to Emmanuel Chiedu, an estate surveyor and valuer, many operators do not pay hospitality or tourism taxes, nor are they registered with regulatory bodies such as the state tourism boards. This lack of structured oversight raises issues around:</p>
<p>•Security of property owners and guests</p>
<p>•Money laundering risks, since payments are often untracked</p>
<p>•Consumer protection, as there are no standards for safety or service quality</p>
<p>•Revenue loss to government, due to uncollected taxes</p>
<p>Experts say the booming demand is driven by increasing business travel, digital nomads, diaspora visits, and the desire for private, home-like accommodation. However, without clear policies and licensing frameworks, the sector may face future crackdowns, disputes, or forced compliance that could affect profitability and investment confidence.</p>
<p>Chiedu stresses that creating a formal regulatory guideline, introducing mandatory registration, and enforcing safety standards would help stabilize the market and ensure sustainable growth.</p>
