The project, which began with a groundbreaking ceremony on December 24, 2025, is expected to accommodate about 6,000 residents and is scheduled for completion by December 2026.

Former Minister of Youth and Sports Development, Sunday Dare, disclosed details of the development after inspecting the project site.

5,000 Workers Engaged In Construction

According to Dare, more than 5,000 skilled and unskilled workers have been involved in the construction.

He noted that the project site required extensive earthworks because of its hilly terrain.

The Phase II development is separate from Phase I of the barracks, which was commissioned by President Bola Tinubu on January 23, 2025, with accommodation for 614 personnel.

Army Links Housing To Troop Welfare

Chief of Army Staff, Lieutenant General Waidi Shaibu, has described the Phase II project as part of efforts to move away from short-term repairs towards providing durable accommodation for soldiers.

At the groundbreaking ceremony, Shaibu linked improved accommodation to troop morale, family stability and operational readiness.

He also thanked President Tinubu for the funding and support for the project.

The Army said the housing programme forms part of its broader “Soldier First” welfare agenda.

Army Expands Housing Projects Nationwide

Beyond the Abuja development, Shaibu has directed the completion of ongoing residential projects across Army formations.

He also approved two 30-family blocks in each Army division as an interim accommodation measure while renovation of existing barracks continues.

The Army’s welfare programme also covers healthcare, education, insurance, family support and post-service housing.

The Phase II project is expected to provide accommodation for personnel and their families, particularly troops returning from operational deployments, as the Army continues efforts to address its long-standing housing deficit.

Nigeria has been ranked among the top 15 African countries with the highest luxury residential rents, with prime four-bedroom homes in Lagos and Abuja commanding an average monthly rent of $3,000.

The ranking was contained in The Africa Report 2026/27 (7th Edition) titled The Ultimate Guide to Africa’s Real Estate Markets, which analysed average monthly lease rates for prime four-bedroom residential properties across selected African countries using data from Knight Frank and Emerging Markets.

According to the report, Nigeria’s luxury rental market is anchored by high-end neighbourhoods in Lagos, including Ikoyi, Banana Island and Eko Atlantic City, as well as Abuja’s premium districts of Maitama, Asokoro and Wuse.

The report noted that demand for luxury homes in Nigeria continues to be driven by high-net-worth individuals, expatriates and corporate executives seeking premium accommodation in secure locations.

Despite challenges in the wider housing market, the report observed that demand for residential properties remains strong due to a persistent shortage of formal housing supply.

It added that although inflation has moderated, rental prices have continued to rise as limited housing stock and increasing demand push more Nigerians towards smaller and relatively affordable homes.

Across Africa, the Democratic Republic of Congo topped the ranking, with prime four-bedroom homes averaging $8,000 per month, driven largely by demand from expatriates, diplomats, mining executives and international organisations in Kinshasa.

Senegal followed with average monthly luxury rents of $7,900, while Côte d’Ivoire recorded $5,200.

South Africa, Morocco and Zambia each posted average luxury rents of $4,500 per month, while Cameroon, Ethiopia and Ghana recorded average monthly rents of $4,000.

Tanzania followed with $3,500, while Kenya recorded $3,100. Egypt and Mauritius matched Nigeria with average monthly rents of $3,000, while Tunisia had the lowest figure among the ranked countries at approximately $2,500.

The report attributed the strong performance of Africa’s luxury rental market to growing tourism, business travel, cross-border investment, expatriate demand and increasing interest from diaspora investors, particularly in major commercial and diplomatic hubs.

The anti-graft agency disclosed the arrest in a statement shared via its official X (formerly Twitter) handle, noting that the suspect was apprehended by operatives of its Ilorin Zonal Directorate following a formal petition.

According to the commission, Adamu allegedly collected the sum from a complainant, Alhaji Tanko Yawale, under the pretext of facilitating the purchase of a property located in the highbrow Asokoro district of Abuja.

The EFCC explained that the transaction involved a property situated at House 31, Haile Selassie Street, but the suspect reportedly failed to provide valid ownership documents after receiving payment.

Investigators said the agent subsequently became evasive, raising suspicion and prompting the victim to file a petition with the commission.

“The suspect allegedly failed to provide the complainant with valid documents and became unreachable after receiving the funds,” the agency stated.

Rising Property Fraud Concerns

The case highlights the persistent issue of property-related fraud in Nigeria’s real estate sector, particularly in major urban centres like Abuja.

Real estate scams involving fake agents and undocumented properties have continued to target unsuspecting buyers, often leading to significant financial losses.

The EFCC noted that it has intensified enforcement actions against such fraudulent practices in recent months, as part of broader efforts to sanitise the housing market.

EFCC Advisory to Nigerians

The commission advised prospective property buyers to exercise due diligence by verifying land titles, ownership records, and transaction documentation before making payments.

Authorities emphasised that engaging licensed professionals and conducting independent verification remain critical safeguards against fraud.

The EFCC reaffirmed its commitment to investigating and prosecuting offenders involved in real estate scams across the country.

Justice on Friday granted each defendant bail in the sum of ₦200 million with two sureties in like sum.

As part of the bail conditions, the court ordered that one of the sureties must present title documents of a property located in either Maitama or Asokoro in Abuja.

The court also directed the defendants to deposit their international passports, pending the conclusion of the trial.

Justice Abdulmalik further ruled that the defendants would remain in the custody of the Nigerian Correctional Service until the bail conditions are fully met.

EFCC Allegations

The (EFCC) had re-arraigned the defendants on a 16-count charge bordering on conspiracy and money laundering.

According to the anti-graft agency, the Malami family allegedly laundered over ₦8.1 billion between 2015 and 2025 through multiple bank accounts and corporate entities.

The prosecution claimed the funds were moved through companies linked to the family, including Metropolitan Auto Tech Limited and Meethaq Hotels Limited, across several commercial banks.

The EFCC further alleged that the financial transactions were structured to conceal the origin and ownership of the funds, thereby evading regulatory scrutiny.

Properties and Financial Transactions Under Probe

Investigators also accused the defendants of using the funds to acquire high-value residential and commercial properties in Abuja, Kano, and Kebbi States.

Part of the money—estimated at about ₦600 million—was allegedly kept as cash collateral for bank facilities, despite claims that the funds originated from unlawful activities.

The anti-corruption agency argued that the defendants retained control of the funds while disguising their true source through complex financial transactions and corporate structures.
