<p>The ranking was contained in The Africa Report 2026/27 (7th Edition) titled The Ultimate Guide to Africa’s Real Estate Markets, which analysed average monthly lease rates for prime four-bedroom residential properties across selected African countries using data from Knight Frank and Emerging Markets.</p>
<p>According to the report, Nigeria’s luxury rental market is anchored by high-end neighbourhoods in Lagos, including Ikoyi, Banana Island and Eko Atlantic City, as well as Abuja’s premium districts of Maitama, Asokoro and Wuse.</p>
<p>The report noted that demand for luxury homes in Nigeria continues to be driven by high-net-worth individuals, expatriates and corporate executives seeking premium accommodation in secure locations.</p>
<p>Despite challenges in the wider housing market, the report observed that demand for residential properties remains strong due to a persistent shortage of formal housing supply.</p>
<p>It added that although inflation has moderated, rental prices have continued to rise as limited housing stock and increasing demand push more Nigerians towards smaller and relatively affordable homes.</p>
<p>Across Africa, the Democratic Republic of Congo topped the ranking, with prime four-bedroom homes averaging $8,000 per month, driven largely by demand from expatriates, diplomats, mining executives and international organisations in Kinshasa.</p>
<p>Senegal followed with average monthly luxury rents of $7,900, while Côte d’Ivoire recorded $5,200.</p>
<p>South Africa, Morocco and Zambia each posted average luxury rents of $4,500 per month, while Cameroon, Ethiopia and Ghana recorded average monthly rents of $4,000.</p>
<p>Tanzania followed with $3,500, while Kenya recorded $3,100. Egypt and Mauritius matched Nigeria with average monthly rents of $3,000, while Tunisia had the lowest figure among the ranked countries at approximately $2,500.</p>
<p>The report attributed the strong performance of Africa’s luxury rental market to growing tourism, business travel, cross-border investment, expatriate demand and increasing interest from diaspora investors, particularly in major commercial and diplomatic hubs.</p>

<p>The report, which analysed Lagos’ prime real estate corridors, shows that high-end residential properties across the city have experienced average annual price growth of 38% to 60%, driven by strong demand, limited supply, and rising investor interest in ultra-prime neighbourhoods.</p>
<p>Following Eko Atlantic, Ikoyi posted the second-highest growth rate at 58.14%, reflecting its long-standing attractiveness among affluent buyers and investors. Banana Island recorded 55.30% growth, fuelled by the scarcity of waterfront plots and the district’s exclusive residential architecture.</p>
<p>In Victoria Island, luxury residential values increased by 45.04%, sustained by the area’s mix of commercial development and high-end housing. Oniru followed with 38.32% growth, showing steady appreciation in a district with a broader and more diverse housing supply.</p>
<p>Estate Intel noted that the widening performance gap between ultra-prime neighbourhoods and more mixed districts is largely driven by premiums placed on security, master planning, coastal access, and luxury amenities.</p>
<p>The firm added that demand for well-planned, high-security luxury communities remains strong, ensuring continued price appreciation in top-tier markets like Eko Atlantic, Ikoyi, and Banana Island.</p>

Along the Lekki–Epe Expressway alone, more than 120 new estates have emerged in 2025, reshaping the skyline and transforming the coastline.</strong></p>
<p>The state’s coastal geography is also being redrawn. Massive sand-filling projects are creating new land and entire islands, such as Eko Atlantic, Orange Island, Shoreline, and Cowrie Creek – exclusive enclaves catering to the wealthiest Lagosians. Banana Island and Eko Atlantic City are being expanded, while several estates along the Chevron-Lekki axis are also undergoing reclamation.</p>
<p>Government efforts to improve water transport include building new jetties to connect these rapidly developing areas, offering alternatives to Lagos’ congested roads. The newly completed sections of the Lagos–Calabar Coastal Highway have further opened up the corridor from Victoria Island to Eleko, adding more land to Eko Atlantic and spurring even more development.</p>
<p>But the boom comes with a price. Landmark Beach, once a popular hangout, has vanished in just over a year, swallowed by new land reclamation works. Environmentalists warn that many coastal areas remain vulnerable to flooding, with some communities already seeing their homes collapse into the sea.</p>
<p>Authorities have begun cracking down on illegal reclamation and construction. At a recent Lagos conference, developers were served demolition orders for unauthorized projects along the coastline.</p>
<p>Meanwhile, existing waterfront communities like Makoko – home to an estimated 250,000 residents – are under scrutiny. Rather than demolish the iconic “floating city,” government officials are exploring ways to improve living conditions while preserving its unique way of life.</p>
<p>Inside the city, the building trend is upward. Ikoyi and Victoria Island now boast skyscrapers that have radically altered the skyline. Eko Atlantic is filled with 12-storey-plus buildings, while some of Ikoyi’s latest luxury towers rise 24 floors high. Kingsway/Alfred Rewane Road and Ozumba Mbadiwe Road are fast becoming corridors of towering glass structures.</p>
<p>Despite the building frenzy, most new developments remain out of reach for average Lagosians. Housing affordability continues to be a pressing issue, with rental prices soaring and demand far outstripping supply. Observers are urging the government to focus on inclusive housing policies to ensure the city’s growth benefits all residents – not just the elite.</p>

<p data-start="424" data-end="557">In Ikoyi, a four-bedroom apartment now sells for about <strong data-start="479" data-end="495">₦1.5 billion</strong>, highlighting strong demand in the city’s upscale enclaves.</p>
<p data-start="559" data-end="840">The report also points to Ogun and Oyo as emerging alternatives. With lower entry costs and better infrastructure, areas such as Alalubosa and Iyaganku GRAs in Ibadan, and Laderin Estate in Abeokuta, are gaining traction. Annual rents in these estates reach up to <strong data-start="823" data-end="837">₦3 million</strong>.</p>
<p data-start="842" data-end="1075">Infrastructure projects are driving this shift. The Lagos Blue and Red Line metro rails, the expanded Lagos–Ibadan Expressway, and the planned Fourth Mainland Bridge and Lekki International Airport are opening new growth corridors.</p>
<p data-start="1077" data-end="1387">Beyond Lagos, housing demand is rising in regions like the North-West and South-South. Cities such as Kano, Kaduna, and Sokoto are seeing opportunities from industrial growth and agriculture. Despite security challenges, established districts like Barnawa in Kaduna and Nasarawa GRA in Kano remain resilient.</p>
<p data-start="1389" data-end="1603">In the South-South, urban renewal and major road projects are reshaping Uyo, Asaba, Port Harcourt, and Benin City. A <strong data-start="1506" data-end="1533">169-room Radisson Hotel</strong> nearing completion in Benin highlights renewed investor confidence.</p>
<p data-start="1605" data-end="1822">The report concludes that Nigeria’s housing market is evolving. From Lagos’ dominance to new frontiers in emerging cities, urbanisation, reforms, and infrastructure continue to shape where Nigerians live and invest.</p>

According to the <em data-start="1058" data-end="1107">State of Lagos Housing Market Report (Volume 3)</em>, plots that sold for ₦180 million in the early 2000s now attract more than ten times that value.</strong></p>
<p data-start="1206" data-end="1519">This sharp rise highlights a decade of strong performance in the Lagos luxury property sector. Investors who entered early have seen extraordinary returns. The report, published by the Roland Igbinoba Real Foundation for Housing and Urban Development, shows consistent growth across high-demand areas in the city.</p>
<p data-start="1521" data-end="1951">In Ibeju-Lekki, for example, land sold for just ₦500,000 to ₦1.5 million in 2013. By 2018, the price had reached ₦5 million to ₦10 million. As of the first quarter of 2025, the same plots now sell between ₦25 million and ₦40 million. Similarly, in Lekki Phase 1, plots priced at ₦10 million in 2005 now go for ₦400 million to ₦500 million. Yet, it is <strong data-start="1872" data-end="1900">Eko Atlantic land prices</strong> that stand out, now exceeding ₦2 billion per plot.</p>
<p data-start="1953" data-end="2254">The report reveals that Lagos real estate has become a reliable tool for long-term wealth creation. Luxury properties are no longer just homes; they are major investment assets. Many buyers are high-net-worth individuals, including Nigerians in the diaspora, seeking capital appreciation and prestige.<br />

<p data-start="1092" data-end="1202">Arkland Property Investment’s A &amp; A Towers and Oak Homes’ Oak Towers are adding 22- and 33-floor residences.</p>
<p data-start="1204" data-end="1323">Other notable developments include Pan Atlantis Towers, Eko Pearl, Amni Towers, and Louisville by Total Energy Staff.</p>
<p data-start="1325" data-end="1447">Louisville will feature 300 luxury homes, a sports center, a retail hub, and smart living technology for sustainability.</p>
<p data-start="1449" data-end="1567">“Eko Atlantic is designed for elite investors, not mass housing,” Erejuwa Gbadebo, Eko Development’s MD, emphasized.</p>
<p data-start="1569" data-end="1684">With LEED certification and a focus on sustainability, the city aims to be Africa’s most advanced commercial hub.</p>
<p data-start="1686" data-end="1799">Since its launch in 2008, Eko Atlantic has transformed from Bar Beach into Lagos’ most ambitious urban project.</p>

										<content:encoded><![CDATA[<h4 data-pm-slice="1 1 []">Lagos, Nigeria’s commercial nerve center, is home to one of Africa’s most ambitious real estate and infrastructural projects: Eko Atlantic. Often dubbed the “Dubai of Africa,” this multi-billion-dollar development aims to redefine the skyline of Lagos, offering an eclectic blend of residential, commercial and recreational spaces on land reclaimed from the Atlantic Ocean.</h4>
<p>Eko Atlantic emerged as a response to a pressing environmental concern. The Bar Beach area, once a major attraction in Lagos, suffered severe coastal erosion, threatening the city’s infrastructure and displacing communities.</p>
<p>In response, the Lagos State Government, in partnership with private investors, initiated the Eko Atlantic project in the early 2000s.</p>
<p>The vision was to create a world-class financial and residential hub that would not only protect Lagos from further coastal degradation but also position Nigeria as a leading economic powerhouse in Africa.</p>
<p>Spanning approximately 10 square kilometers, the city is designed to accommodate over 250,000 residents and provide employment for more than 150,000 people.</p>
<h3 id="a-marvel-of-engineering" class="rb-heading-index-0-15205"><strong>A marvel of engineering</strong></h3>
<p>One of the most remarkable aspects of Eko Atlantic is its engineering. The project relies on extensive land reclamation, using millions of tons of sand dredged from the seabed to construct a solid foundation. A critical feature of the development is the “Great Wall of Lagos,” an 8.5-kilometer-long sea defense barrier designed to protect the city from ocean surges and prevent flooding.</p>

<p>The city’s infrastructure is planned to meet international standards, incorporating sustainable urban planning, modern drainage systems, and advanced technology for power and water supply. Developers envision a self-sustaining city that seamlessly integrates business districts, luxury residences, hotels, shopping malls and green spaces.</p>
<h3 id="8220ninth-wonder-of-the-world8221" class="rb-heading-index-1-15205"><strong>“Ninth wonder of the World”</strong></h3>
<p>The Eko Atlantic project is expected to boost Nigeria’s economy by attracting foreign investments, creating job opportunities and expanding Lagos’ real estate market.</p>
<p>Yesterday, Nigeria’s First Bank laid the foundation stone for a 40-storey edifice, which would be “the ninth wonder of the world,” as one of its stakeholders boasted.</p>
<p>As a free trade zone, the city aims to rival global financial hubs, drawing multinational corporations and elite professionals to its state-of-the-art office spaces and high-end properties.</p>
<p>However, the project has sparked debates regarding its social impact. While it promises economic growth, critics argue that it primarily caters to the wealthy elite, potentially exacerbating inequality in a city where affordable housing remains a challenge.</p>
<p>Displacement concerns also persist, as surrounding communities affected by the project claim they were not adequately compensated or relocated.</p>
<p>Despite its grand vision, the Eko Atlantic City has faced several criticisms. Some environmentalists warn that reclaiming land from the ocean could disrupt marine ecosystems and alter coastal dynamics.</p>

<p>Lagos is collaborating with EnterpriseNGR and licensed exchanges to align market practices with international financial standards.</p>
<p>“This initiative will enhance liquidity, drive innovation, and foster partnerships for economic growth across Lagos and beyond,” Sanwo-Olu stated.</p>
<p>Aigboje Aig-Imoukhuede, co-chairman of the project, called on financial leaders to adopt strategies that promote liquidity and innovation.</p>
<p>In a related development, Lagos secured over $1.2 billion for expanding digital infrastructure, data centers, and telecom connectivity.</p>
<p>Sanwo-Olu reaffirmed commitment to strengthening digital infrastructure, protecting telecom assets, and advancing Lagos’ financial technology ecosystem.</p>
<p>The state plans to increase the tech ecosystem’s GDP contribution from 3% to 10% through strategic investments.</p>
<p>With these initiatives, Lagos International Financial Centre will attract investors, expand opportunities, and transform the city’s economy.</p>
