Private developers have started a 15-hectare housing project in the Kabusa-Sheretti corridor of Abuja as demand for residential properties continues to grow across the Federal Capital Territory.

The Minister of the Federal Capital Territory, Nyesom Wike, has ordered the immediate demolition of about 30 buildings blocking the Right of Way of Abuja’s Ring Road 3.

Wike gave the order on Thursday during an inspection of road projects linking Karsana District, Gwarinpa and the Kubwa axis.

The affected buildings sit within the corridor reserved for Ring Road 3 and its planned interchange. The area forms part of the infrastructure network covered by the Abuja Master Plan.

Wike Orders Immediate Action

The Acting Executive Secretary of the Federal Capital Development Authority (FCDA), Richard Dauda, drew Wike’s attention to the structures during the inspection.

Dauda told the minister that the buildings occupy land reserved for the Ring Road 3 project. Wike then called officials of the Department of Development Control to the site.

The minister ordered the officials to remove the structures without delay. He also questioned how developers had managed to build within a major road and interchange corridor.

Flooding in parts of Abuja has renewed concerns about construction around waterways, green areas and drainage corridors in the Federal Capital Territory.

Several properties in Maitama Extension were affected after heavy rainfall over the weekend. Residents linked the flooding to blocked drainage channels and construction around natural water routes.

Properties affected reportedly included residences linked to Kano State Deputy Governor, Murtala Garo, and former Inspector-General of Police, Solomon Arase.

The flooding followed heavy rainfall that also disrupted movement across several parts of Abuja. Wuse 1, Wuse 2, Durumi, Gaduwa and Gudu were among the areas affected.

Motorists became stranded on flooded roads, while some vehicles reportedly developed faults after remaining in standing water for hours. Some businesses and residential properties also experienced disruption.

Maitama Extension residents raise concerns

Residents in Maitama Extension said flooding was particularly severe around some lower-lying properties.

Residents also raised concerns about construction close to waterways. They said blocked drainage channels, waste and changes to natural water routes may have worsened the impact of the rainfall.

HDAN calls for development audit

The Housing Development Advocacy Network (HDAN) has called for a review of developments around waterways and green areas across Abuja.

Its Executive Director, Barr. Festus Adebayo, said the recent flooding should prompt authorities to examine how rapid development affects drainage and stormwater management.

Adebayo said some affected properties in Maitama and Wuse are high-value homes and commercial properties. He argued that the flooding shows the risks that can arise when urban development does not keep pace with drainage and environmental planning.

The Middle Belt Forum (MBF) has rejected the Federal Government’s renewed cattle ranching policy. The group says the plan could create fresh disputes over land in the Middle Belt.

The forum raised concerns about proposed ranching sites in Adamawa, Plateau, Southern Kaduna, Benue, Taraba and the Federal Capital Territory.

In a statement signed by its National Spokesman, Luka Binniyat, the MBF said the government should not allocate community land without the consent of the people who own or occupy it.

MBF raises land ownership concerns

The forum said many communities in the Middle Belt have faced years of attacks, killings and displacement.

It argued that the government should first help displaced residents return to their ancestral homes. It also called for better security in affected communities.

The MBF questioned the decision to set aside more land for cattle settlements while some communities remain displaced.

The group said large areas of Middle Belt land have already been abandoned or occupied because of insecurity. It warned that another round of land allocation could increase tensions.

The forum also criticised the Minister of Livestock Development, Alhaji Idi Mukhtar Maiha, over the proposed ranching programme.

Group questions choice of states

The MBF said the government should consider other parts of northern Nigeria for the programme.

It pointed to Jigawa, Kano, Sokoto, Bauchi, Zamfara and Northern Kebbi. According to the group, these areas have large areas of unused land.

The forum also questioned a change in the states selected for the proposed pilot programme.

It said Kano State appeared on the list announced by the minister in January 2026. The government later replaced Kano with Nasarawa State.

The MBF said the change raised concerns about the purpose and direction of the programme.

It also opposed the Wase ranching model in Plateau State. The minister has presented the model as an example of the ranching approach.

The forum claimed that some farmers and Plateau indigenes oppose the model. It also alleged that some political and traditional figures support it because they could benefit from land allocations.

It called for clear security measures and proper discussions with landowners. The group warned that imposing a ranching programme could worsen existing tensions.

Construction work is progressing on a residential estate being developed on land originally designated for a public hospital in Abuja’s Wuye District, despite sustained opposition from residents, urban planning experts and civil society groups.

A visit to the site on Monday revealed intense construction activity, with more than 20 structures already at different stages of completion within the fenced property.

Workers were observed carrying out building operations across the estate, while trucks delivered construction materials to the site.

The development is taking place on Plot 546, Cadastral Zone B03, Wuye District, a 3.171-hectare parcel of land originally reserved in the Abuja Master Plan for a district hospital intended to serve residents of Wuye and surrounding communities.

The land, located opposite the Wuye Ultra-Modern Market and adjacent to the Wuye Police Station, was later redesignated for residential use and allocated to Full Moon Estate Developers Limited following approval by the Federal Capital Territory Administration (FCTA).

Residents Express Disappointment

Residents have continued to condemn the conversion, arguing that the district urgently requires a public healthcare facility rather than another private housing estate.

A resident, Ahmed Usman, said many stakeholders had expected the authorities to reconsider the decision after widespread public criticism.

“We expected that after the concerns raised by residents and professionals, the authorities would review the decision. Unfortunately, construction is moving ahead as if our concerns do not matter,” he said.

According to him, the rapid population growth in Wuye has increased the need for accessible healthcare services.

“We need a hospital more than another private estate. The district continues to expand, and access to public healthcare remains a challenge for many residents,” he added.

Another resident, Mrs. Ngozi Okonkwo, lamented that appeals by residents appeared to have been ignored.

“It appears our voices were not heard. The land was meant for a public hospital that would benefit the entire community. Today, we are watching residential buildings replace a critical public facility,” she said.

She urged the FCTA to prioritise public welfare and social infrastructure when making decisions on land use changes.

Stakeholders Raise Planning Concerns

A community stakeholder, Musa Ibrahim, described the pace of development on the site as worrying, noting that many residents initially believed the project would be suspended pending a review.

“When the issue became public, people expected the authorities to halt construction and investigate the circumstances surrounding the conversion. Instead, construction has accelerated and more structures have emerged,” he said.

He warned that frequent alterations to designated land uses could undermine the integrity of the Abuja Master Plan and threaten the orderly development of the Federal Capital Territory.

Development Control Earlier Queried Project

Earlier reports revealed that Plot 546 was originally designated for a district health facility under the Abuja Master Plan.

Following public criticism, the Acting Director of the FCT Development Control Department, TPL Bashir Madaki Sanusi, confirmed that the plot was initially reserved for a health centre.

He, however, explained that approval for the residential estate was granted after his department received official communication from the Department of Urban and Regional Planning indicating that the land had been redesignated for residential purposes and allocated to a private developer with ministerial approval.

Sanusi disclosed that he had initially queried the development proposal after discovering that the submitted building design did not align with the original land use designation.

He further stated that Development Control subsequently ordered a temporary halt to construction and requested fresh verification of the land use status from the Urban and Regional Planning Department.

According to him, the outcome of the verification process would determine the future of the project.

Construction Continues Amid Uncertainty

Despite the earlier directive and ongoing public concerns, construction activities were observed continuing across the site during Monday’s visit, with multiple structures already erected.

In June 2025, the Federal Government ordered an investigation following the circulation of a viral video showing accident victims allegedly left unattended after being brought to the hospital by a good Samaritan.

The incident sparked widespread public outrage and renewed discussions about emergency healthcare delivery in public hospitals.

Following the controversy, hospital management launched an internal probe and maintained that the emergency department had adequate medical supplies and patient-care equipment. The Federal Ministry of Health also directed an independent investigation into the matter.

Rising concerns over fire incidents

The fire at FMC Jabi adds to a series of fire outbreaks recorded in the Federal Capital Territory in recent months.

Earlier incidents affected parts of the Federal Secretariat Complex, Karimo Market and other commercial areas in Abuja, resulting in significant property losses and renewed concerns about fire safety compliance.

In December 2025, a major fire also destroyed goods and structures at the popular wood market behind Jabi Upstairs before emergency responders successfully contained the blaze.

Calls for improved safety measures

The recurring incidents have intensified calls for stricter enforcement of fire safety regulations in public institutions and critical infrastructure across the FCT.

Safety experts continue to advocate regular electrical inspections, routine emergency drills, functional firefighting equipment and stronger compliance with fire prevention protocols, particularly in hospitals, markets and government facilities.

As emergency personnel continued efforts to contain the fire, residents and stakeholders expressed hope that authorities would swiftly determine the cause of the incident and implement measures to prevent future occurrences.

President Bola Ahmed Tinubu has called on residents and business owners in the Federal Capital Territory (FCT) to fulfil their civic responsibilities by paying taxes, land charges and ground rents, saying compliance would enable the government to deliver more infrastructure projects across Abuja.

Tinubu made the appeal on Wednesday during the commissioning of the full-scope development of Arterial Road N5 (Obafemi Awolowo Way), which stretches from Life Camp Junction to Ring Road III in Dape District, Abuja.

Represented by Vice President Kashim Shettima, the President said sustainable infrastructure development depends on a strong partnership between government and citizens.

“To the residents and business owners enjoying this transformation, I urge you to meet your obligations. Pay your taxes. Clear your land fees and ground rents. Your compliance gives the FCT Administration the strength to build more roads like this one,” he said.

Tinubu described the newly completed road as a strategic economic corridor that would ease traffic congestion, improve connectivity and stimulate investment within the nation’s capital.

The President recalled that the Gwarinpa I District section of the road was commissioned in June 2025 and noted that his administration had fulfilled its promise to complete the remaining section.

“On that day, we made a pledge to you. We promised not to leave this vital artery half-done. Because the Renewed Hope Agenda is not about abandoned projects; it is about delivery from start to finish.

“And so today, we are back. We are back to close the circle. We are back to commission the Dape District Section of Arterial Road N5, from Life Camp Junction to Ring Road III,” he stated.

According to the President, the project was conceived, funded and completed under his administration after it was awarded to Julius Berger Plc and flagged off in October 2024 with a 15-month completion timeline.

Tinubu commended the Minister of the Federal Capital Territory, Nyesom Wike, for driving infrastructure delivery in the territory.

He described Wike as the administration’s “Engine of Execution” and praised Julius Berger for completing the project within schedule.

“Minister Wike, you and your team have shown what happens when political will meets accountability. We fund projects to see results, not to listen to grammar,” the President said.

He reiterated the Federal Government’s commitment to completing critical infrastructure projects under the Renewed Hope Agenda to improve mobility, boost economic activities and enhance the quality of life of residents.
