The Lagos State Government has warned contractors handling its ongoing housing developments to accelerate construction work or risk losing their contracts. The warning comes as the state intensifies efforts to deliver thousands of housing units and address growing housing demand.

Commissioner for Housing, Moruf Akinderu-Fatai, issued the warning during an inspection of housing schemes at Abraham Adesanya Extension and the Sangotedo Housing Scheme Phase 2. He expressed dissatisfaction with the pace of work at some sites and said the government would not tolerate unnecessary delays.

According to the commissioner, Lagos is targeting the delivery of about 2,000 housing units across several ongoing projects, including the 526-unit Sangotedo project being developed under a Public-Private Partnership arrangement. He noted that the administration is committed to completing the projects before the end of its tenure.

Akinderu-Fatai explained that some projects experienced setbacks due to inflation and the sharp increase in building material costs, which forced contractors and the ministry to revisit project terms and implementation plans. However, he stressed that those challenges have largely been addressed and the government’s priority is now the timely delivery of the housing schemes.

The commissioner said urgent meetings would be held with contractors to resolve outstanding technical issues and remove any bottlenecks slowing construction activities. He warned that contractors who fail to meet agreed timelines despite receiving adequate funding could face sanctions, including the revocation of their contracts.

The state government maintained that expanding housing infrastructure remains a major priority and reiterated its commitment to increasing access to quality and affordable homes for residents through strategic housing investments and partnerships.

The Lagos State Government has reiterated its commitment to delivering more than 2,000 housing units currently under construction across different parts of the state by May next year as part of efforts to improve access to affordable housing and reduce the housing deficit.

Commissioner for Housing, Moruf Akinderu-Fatai, gave the assurance during an inspection of ongoing housing projects in Abraham Adesanya and Sangotedo in the Ibeju-Lekki axis. He said the government remains focused on completing the projects within the lifespan of the current administration.

According to the commissioner, four major housing schemes are presently under development across Lagos through Public-Private Partnership (PPP) arrangements designed to increase the supply of affordable homes for residents. He noted that the state is closely monitoring the projects to ensure timely delivery and value for money.

While expressing satisfaction with progress recorded on some of the projects, Akinderu-Fatai acknowledged concerns over the pace of work at certain sites. He disclosed that technical issues had been identified and that the ministry would intensify inspections and engagements with contractors to accelerate delivery.

The commissioner warned that the government would take appropriate measures against contractors that fail to meet agreed timelines, including sanctions or replacement where necessary. He added that some of the projects could be ready for delivery between October and November this year if construction activities improve significantly.

He attributed delays experienced on some of the housing schemes to inflation and the sharp increase in the cost of building materials, which affected project execution across the country. However, he said those challenges have largely been addressed and the focus has shifted to completing and handing over the housing units.

With a rapidly growing population and a widening housing deficit, continues to face mounting pressure on its housing sector. The shortage has created opportunities for fraudulent real estate agents to exploit unsuspecting residents seeking accommodation.

Nigeria’s housing deficit was estimated at 28 million units as of 2023, with Lagos accounting for about 17 million. The situation is expected to worsen as more than 500,000 people migrate into the state annually. Projections from the indicate that Lagos could reach a population of 32.6 million by 2050, making it one of the largest cities in the world.

The increasing demand for housing has led to a surge in fraudulent practices, including fake property listings, multiple sales of the same apartment, and non-existent land transactions.

Recently, the sealed the office of an unregistered agent operating in the Ikorodu area for allegedly using a fake registration number. The enforcement action was carried out in collaboration with the Lagos State Task Force as part of efforts to sanitise the real estate sector.

According to the Special Adviser to the Governor on Housing, , only agents registered with LASRERA are legally permitted to operate in the state. She warned that the government would continue to clamp down on illegal operators to protect residents and restore confidence in property transactions.

Experts say many victims fall prey to fraudulent agents due to urgency, lack of verification, and limited awareness of regulatory requirements.

• Always confirm that the agent is registered with LASRERA before engaging in any transaction.
• Verify the agent’s registration number through official channels.
• Avoid making payments without proper documentation and receipts.
• Do not rely solely on online listings without physical inspection of the property.

• Report suspicious agents or activities to LASRERA for investigation.

The Lagos State Real Estate Regulatory Authority Law, enacted in 2021 and signed into law in 2022, provides a framework for regulating real estate transactions, licensing practitioners, and resolving disputes in the sector.

As housing demand continues to rise, residents are advised to remain vigilant and prioritise due diligence when dealing with property agents to avoid financial loss.
