Industry experts say the trend is gradually transforming the country&#8217;s urban housing market, particularly in premium residential developments.</p>
<p data-start="860" data-end="1263">Smart homes integrate internet-connected devices such as automated lighting systems, smart locks, surveillance cameras, motion sensors, climate control systems, and voice-activated assistants. These technologies allow homeowners to remotely monitor and manage different aspects of their homes through smartphones or other connected devices, offering greater control over security and energy consumption.</p>

<p>Across Europe, where housing shortages also persist, governments and industry players have increasingly turned to modular construction as traditional building methods struggle to keep pace with demand and rising costs.</p>
<p>Modular construction, which involves prefabricating building components in factories before assembling them on-site, is gaining traction for its efficiency, cost-effectiveness, and sustainability advantages over conventional approaches.</p>
<p>Analysts note that the system allows developers to complete projects between 50 and 90 percent faster, as off-site manufacturing can run simultaneously with site preparation, significantly reducing delivery timelines.</p>
<p>In addition to speed, modular construction reduces material waste and carbon emissions, aligning with global sustainability goals while lowering overall construction costs.</p>
<p>The European modular housing market, valued at about €31 billion as of 2025, is projected to exceed €40 billion by 2030, reflecting increasing acceptance of industrialised building systems.</p>
<p>Countries such as Sweden are leading the transition, with nearly half of new housing developments delivered through modular or off-site construction, supported by favourable policies and streamlined approval processes.</p>
<p>Similarly, Germany has expanded its modular housing footprint through incentives for climate-efficient construction, while the Netherlands is deploying the system to meet ambitious housing targets.</p>
<p>For Nigeria, the implications are significant, particularly in cities like Lagos, where housing demand continues to outstrip supply, leaving millions without access to affordable homes.</p>
<p>Estimates indicate that Lagos alone faces a housing deficit of about four million units, requiring the construction of approximately 187,000 homes annually over the next two decades to close the gap.</p>
<p>Experts argue that such targets are unlikely to be achieved using conventional construction methods, given existing constraints in financing, infrastructure, and project delivery capacity.</p>
<p>They contend that adopting modular systems could enable mass housing production, especially for low-income earners, by reducing costs and accelerating project timelines.</p>
<p>Stakeholders also emphasise the need for government support through policy reforms, incentives, and enabling environments that encourage private sector participation in modular housing development.</p>
<p>They warn that without embracing innovation and modern construction techniques, Nigeria risks deepening its housing crisis and missing opportunities for economic growth tied to the real estate sector.</p>
<p>Ultimately, analysts believe that rethinking housing delivery through industrialised construction methods could provide a scalable and sustainable pathway to addressing Nigeria’s housing deficit.</p>

<p data-start="924" data-end="1313">With Africa’s urban population projected to triple by 2050, the demand for affordable housing continues to outpace supply, putting pressure on infrastructure, planning systems, and financial mechanisms. Ogundimu noted that the continent&#8217;s mortgage penetration remains alarmingly low—below 3%—and stressed that traditional models of financing are inadequate to meet the scale of the crisis.</p>
<p data-start="1315" data-end="1561">“We must move beyond conventional thinking,” Ogundimu stated. “Blended finance the strategic integration of public, private, and philanthropic capital  is not just an alternative; it is a necessity for unlocking large-scale investment in housing.”</p>
<p data-start="1563" data-end="1941">He added that strong government leadership, supportive policy frameworks, and private sector collaboration are critical to creating viable and scalable housing finance ecosystems. The AUHF conference, which brings together policymakers, developers, financiers, and urban experts, continues to serve as a platform for catalyzing practical solutions to Africa’s housing challenge.</p>

<p data-start="642" data-end="923">Dr. Endurance Agonor, Managing Director and Chief Executive Officer of the real estate firm, stressed the need for policy frameworks that enable public-private partnerships (PPPs), subsidized land allocation, and improved infrastructure support to unlock housing delivery at scale.</p>
<p data-start="925" data-end="1151">“We need government support through policies that encourage collaboration, provide infrastructure, and enforce affordable housing quotas,” Agonor said. “This is how we can begin to close Nigeria’s housing deficit sustainably.”</p>
<p data-start="1153" data-end="1409">He also advocated for broader incentive mechanisms, including tax waivers, duty reductions on building materials, and the strengthening of housing cooperatives, to promote home ownership among Nigeria’s growing population of low- and middle-income earners.</p>
<p data-start="1411" data-end="1786">AceRoyal’s current flagship development, <em data-start="1452" data-end="1465">Eko Paragon, </em>a premium residential estate in Abijo G.R.A., Lagos, was cited as a working model for what is possible when government and developers collaborate effectively. Described by Agonor as a “new benchmark for innovation, comfort, and affordability,” the estate is being delivered in partnership with the Lagos State government.</p>
<p data-start="1788" data-end="2212">Agonor disclosed that the firm is on track to complete 105 fully serviced housing units within a 12-month timeline, with 41 units already completed and fully fitted just eight months into the project. “Eko Paragon embodies our commitment to delivering affordable yet luxurious housing solutions,” he said. “We appreciate the government’s support and call for continued collaboration to make the project even more impactful.”</p>
<p data-start="2214" data-end="2679">The estate, which blends hotel-style living with wellness and lifestyle features, includes a gym, tennis courts, landscaped green areas, and only 32 per cent built-up space, ensuring an open and serene residential environment. Each unit provides private parking for two vehicles, with additional guest spaces, and includes one-bedroom executive suites, two-bedroom signature apartments, and three-bedroom terraces with boys’ quarters powered by 24-hour electricity.</p>
<p data-start="2681" data-end="3022">Agonor noted that residents would enjoy premium hospitality services on request, including chef-prepared meals, in-home laundry, and room cleaning, bringing hotel-grade amenities into private residential living. “Imagine enjoying all the privileges of a luxury hotel right from your home,” he said. “That’s the experience Eko Paragon offers.”</p>

They want solutions that are innovative, collaborative, and locally driven.</strong></p>
<p data-start="313" data-end="486">Margaret Oguntala, the President of NSE, made this call at the 2025 Africa International Housing Show (AIHS) held in Abuja. She was the special guest of honour at the event.</p>
<p data-start="488" data-end="675">Oguntala described the event’s theme <em data-start="527" data-end="636">“Re-imagining Housing: Overcoming Challenges to Opportunities through Innovation, Collaboration and Policy” as</em> both timely and forward-thinking.</p>
<p data-start="677" data-end="783">She said, “Access to decent housing is a basic human right. It is also vital for sustainable development.”</p>
<p data-start="785" data-end="954">Oguntala stressed that African governments need to act quickly. She called for more investments in housing, better policies, and stronger partnerships across all levels.</p>
<p data-start="956" data-end="1157">According to her, many countries are already adopting new building methods. These include prefabricated housing, modular designs, 3D-printed homes, and the use of recycled and carbon-storing materials.</p>
<p data-start="1159" data-end="1326">She also noted that financing models are changing. Tools like co-ownership, crowdfunding, and community-led projects are helping more people access affordable housing.</p>
<p data-start="1328" data-end="1490">The NSE President said the group supports the use of local materials and technologies. She believes this will lower costs, create jobs, and boost local economies.</p>
<p data-start="1492" data-end="1605">“Using local content in construction is key. It makes housing more affordable and benefits our people,” she said.</p>
<p data-start="1607" data-end="1741">Oguntala also called for better teamwork. She said that real change in the housing sector will come only if all players work together.</p>
<p data-start="1743" data-end="1848">These include government bodies, developers, financial experts, policymakers, and international partners.</p>
<p data-start="1850" data-end="1985">“We must join forces,” she said. “Innovation, shared goals, and strong cooperation will help us build the future of housing in Africa.”</p>
