Commissioner for Housing, Moruf Akinderu-Fatai, issued the warning during an inspection of housing schemes at Abraham Adesanya Extension and the Sangotedo Housing Scheme Phase 2. He expressed dissatisfaction with the pace of work at some sites and said the government would not tolerate unnecessary delays.

According to the commissioner, Lagos is targeting the delivery of about 2,000 housing units across several ongoing projects, including the 526-unit Sangotedo project being developed under a Public-Private Partnership arrangement. He noted that the administration is committed to completing the projects before the end of its tenure.

Akinderu-Fatai explained that some projects experienced setbacks due to inflation and the sharp increase in building material costs, which forced contractors and the ministry to revisit project terms and implementation plans. The commissioner said urgent meetings would be held with contractors to resolve outstanding technical issues and remove any bottlenecks slowing construction activities. The Lagos State Government has reiterated its commitment to delivering more than 2,000 housing units currently under construction in Abraham Adesanya and Sangotedo, located in the Ibeju-Lekki axis, before the end of Governor Babajide Sanwo-Olu’s administration.

The Commissioner for Housing, Moruf Akinderu-Fatai, gave the assurance during an inspection tour of ongoing housing projects across the state, where he expressed satisfaction with the level of progress achieved but urged contractors to accelerate work.

Akinderu-Fatai said the government remained focused on ensuring timely completion of the projects while guaranteeing value for public funds invested in the developments.

“We are here with the Permanent Secretary, directors and members of the ministry’s technical team to inspect the projects and assess the level of work done,” he said.

According to the commissioner, the housing schemes are being executed through Public-Private Partnership arrangements designed to expand access to affordable housing for Lagos residents.

He disclosed that four major housing projects are currently ongoing across the state, with a combined capacity exceeding 2,000 housing units.

“It is the intention of this government to ensure that these projects are completed as quickly as possible before the end of this administration,” he stated.

Despite acknowledging progress on the sites, Akinderu-Fatai expressed concern over the pace of work on some projects and revealed that several technical issues requiring urgent attention had been identified.

“We are not completely satisfied with the current pace of work. We have noticed some technical issues which we will resolve with the contractors. We intend to intensify our inspections and push the contractors to meet the agreed timelines,” he said.

The commissioner noted that some of the housing schemes could be ready for delivery between October and November this year if contractors improve their performance and adhere strictly to project schedules.

He warned that the government would not hesitate to sanction or replace contractors who fail to meet expected standards and timelines.

“If the government has provided the necessary funding and a contractor is still not delivering as expected, we will take appropriate action. Contractors must cooperate with the government’s determination to complete these projects,” he added.

Akinderu-Fatai explained that inflation and the rising cost of construction materials significantly delayed the projects, leading to requests for cost reviews and extensions by contractors.

“These projects should have been completed about three years ago, but inflation and the increase in the prices of construction materials affected progress. We have addressed those challenges, and our focus now is on delivery,” he said.

He reaffirmed the commitment of the Sanwo-Olu administration to expanding housing infrastructure and ensuring that all ongoing projects are completed to improve access to decent and affordable housing for residents across Lagos State.

The Lagos State Government has reaffirmed its commitment to addressing the state’s housing deficit through innovation, strategic planning, and strong public-private partnerships, resulting in the delivery of more than 11,000 housing units in nearly seven years.

The Permanent Secretary of the Ministry of Housing, Abdulhafis Toriola, disclosed this while hosting postgraduate students from the Centre for Planning Studies, Lagos State University (LASU), Ojo, who were on an academic visit to the ministry.

Toriola said the housing achievements recorded under the administration of Governor Babajide Sanwo-Olu demonstrate that the housing deficit in Lagos can be effectively reduced with the right mix of policy direction, private sector collaboration, and innovative delivery models.

Represented by the Director of Administration and Human Resources, Akanji Shadare, the permanent secretary commended the students and their lecturers for seeking practical exposure to housing administration and policy implementation.

He stressed the importance of continuous collaboration between academic institutions and government agencies, urging universities to regularly share research findings, data, and innovative ideas that could support housing delivery in the state.

The academic visit, according to the ministry, was designed to expose the students to real-world housing governance, service delivery frameworks, and policy execution, while bridging the gap between theory and practice.

Speaking on housing finance, the General Manager of the Lagos Building Investment Company (LBIC), represented by the Head of Mortgage and Credit Department, Olabisi Funsho-Peters, highlighted the role of mortgage institutions in the real estate value chain.

She explained that LBIC, an accredited mortgage bank insured by the Nigeria Deposit Insurance Corporation (NDIC), provides housing-specific mortgage loans of up to 70 per cent financing, with repayment tenures extending beyond 10 years.

Also addressing the students, the Executive Director of Enterprise Services at the Lagos State Development and Property Corporation (LSDPC), Adeniyi Aromolaran, outlined the agency’s mandate in real estate development, including construction, sales, and property rental.

He clarified, however, that LSDPC does not engage in social housing, noting that its operations are driven by commercial and investment considerations.

Earlier, the Programme Coordinator of the Centre for Planning Studies, LASU, Professor Aliyu Ibrahim, said the visit was aimed at giving students firsthand insight into how housing policies, data, and investment decisions are developed and managed in Lagos State.

He identified key learning outcomes from the engagement, including understanding how housing provision is coordinated between public and private sectors, how housing investments are structured, the challenges affecting housing delivery, and how housing distribution has evolved over time in Lagos.

In his remarks, the Director of the Centre, Professor Fatai, said the visit was organised to strengthen the link between academic training and professional practice, noting that much of the housing data used in universities is sourced from the Lagos State Ministry of Housing.

The Lagos State Government says 2026 will mark an acceleration in public and private housing delivery as it intensifies efforts to address the state’s growing housing shortfall driven by rapid urbanisation and population growth.

The Commissioner for Housing, Moruf Akinderu-Fatai, disclosed this while reviewing the ministry’s performance in 2025, noting that several completed housing schemes already demonstrate the administration’s resolve to boost supply across the state.

According to him, projects such as the Akinsanya Sunny Ajose Housing Scheme and the Abraham Adesanya Housing Estate (Parcels A and B) were completed and commissioned as part of ongoing interventions aimed at easing pressure on Lagos’ overcrowded housing market.

Akinderu-Fatai said the timely completion of all ongoing projects remains a priority for the government, in line with Governor Babajide Sanwo-Olu’s development agenda.

“We must redouble our efforts to ensure that projects including Sangotedo Phase II, Egan-Igando Clusters II and III, Ibeshe Phase II, as well as joint venture housing schemes, are completed and ready for commissioning,” he said.

He urged departmental heads and project teams to maintain strict quality control, effective planning, and disciplined execution across construction sites to meet delivery timelines.

The commissioner added that the government would deepen collaboration with private developers and financial institutions to scale housing delivery, noting that public-private partnerships remain critical to achieving sustainable housing outcomes under the THEMES Plus agenda.

Also speaking, Abdulhafis Toriola, Permanent Secretary of the Ministry of Housing, emphasised the role of diligence, integrity, and professionalism in ensuring project success within the public service.

Toriola revealed that the state government is intensifying efforts to address the growing number of abandoned buildings across Lagos, leveraging existing legal frameworks, including the Lagos State Real Estate Regulatory Authority (LASRERA) Law, to facilitate their completion.

He said the move would not only increase housing supply but also improve urban aesthetics, enhance safety, and reduce environmental risks.

According to Toriola, the Sanwo-Olu administration has delivered more than 12,000 housing units to beneficiaries across the state over the past six years, a figure the government aims to significantly increase in the coming years.

The ministry’s management and staff reaffirmed their commitment to expanding access to decent, safe, affordable, and sustainable housing for Lagos residents, particularly low- and middle-income earners and new urban migrants.
