THE 20 TRICKS: HOW UNSCRUPULOUS REAL ESTATE OPERATORS ARE TAKING BILLIONS FROM NIGERIAN SUBSCRIBERS

By the Research & Economic Unit, Housing Development Advocacy Network (HDAN)

For many Nigerians, buying land or a house is the biggest financial decision they will ever make. Yet the dream of homeownership is increasingly being exploited by unscrupulous operators using sophisticated marketing, unrealistic investment promises and weak contractual protections.

THE 20 TRICKS BUYERS NEED TO WATCH

1. UNREALISTIC HIGH-RETURN PROMISES

One of the most dangerous tactics is inviting members of the public to “invest” in real estate with promises of unusually high returns, sometimes 20%, 30%, 40% or more within short periods.

Some of these schemes are structured so that money from new investors is used to pay earlier investors, creating the appearance of profitability until fresh inflows slow down.

2. SELLING LAND WITHOUT VALID TITLE

Subscribers may be offered land without proper documentation or with titles that cannot be independently verified.

3. DUPLICATE SALE OF THE SAME PLOT

The same piece of land may be sold to multiple unsuspecting buyers, creating disputes that can take years to resolve.

4. COLLECTING FULL PAYMENT WITHOUT ALLOCATION

Some subscribers make full payments but are left waiting indefinitely for their actual allocation.

5. ABANDONED OFF-PLAN PROJECTS

Developers may collect money for off-plan properties that are delayed for years or never completed.

6. HIDDEN AND UNEXPECTED CHARGES

Subscribers may discover additional charges after making payments, significantly increasing the final cost of the property.

7. REFUSING REFUNDS

Some operators make it extremely difficult for subscribers to recover their money when they decide to exit a project.

8. USING NEW PROJECTS TO FINANCE OLD ONES

Some operators launch new estates to raise money to complete older projects.

This creates a dangerous cycle:

Project B finances Project A.

Project C finances Project B.

9. CELEBRITY ENDORSEMENTS

Celebrity endorsements can create an impression of legitimacy and safety, even when buyers have not independently verified the developer or project.

10. AGGRESSIVE SALES AGENTS

Sales agents may pressure prospective buyers to make immediate payments before conducting proper due diligence.

11. “ONLY THREE PLOTS LEFT”

Artificial scarcity is often used to create urgency and discourage buyers from taking time to investigate.

12. “PRICE INCREASES TONIGHT”

Countdown promotions can pressure buyers into paying before they have verified the property, documents and contractual terms.

13. MISUSE OF “REAL-ESTATE-BACKED INVESTMENT”

Subscribers are told their investment is secured by property.

But buyers should ask:

Which specific property secures my money?

Is the title valid?

Does a legal charge exist?

Has the same asset been pledged to other investors?

14. SHOWING ONE LOCATION AND ALLOCATING ANOTHER

Some subscribers are shown one location during inspection but later discover that their allocated property is somewhere else.

15. MARKETING LAND WITH THE WRONG LAND USE

Agricultural or improperly designated land may be marketed as a residential estate.

16. ALLOCATION LETTERS THAT ARE MISTAKEN FOR LEGAL TITLE

Some buyers receive impressive allocation letters, certificates and promotional materials and assume these documents amount to legal title.

They do not.

A developer-issued allocation document cannot replace independent verification of the underlying land title.

17. UNFAIR CONTRACTS

Some agreements impose severe penalties on subscribers for late payment but provide little or no compensation when developers delay delivery for years.

18. CHANGING THE PROPERTY AFTER PURCHASE

A subscriber may buy a particular house design only to discover later that the developer has reduced the size, changed the finishes or substituted cheaper materials without meaningful consent.

19. DELAYED DELIVERY

Projects may be marketed with attractive delivery timelines, only for subscribers to wait years beyond the promised completion date.

20. FAILURE TO DISCLOSE HOW THE PROJECT IS FINANCED

Subscribers deserve to know how their money will be used and whether the project’s financial structure is sustainable.

WHAT NEEDS TO CHANGE?

Nigeria urgently needs stronger protection for real estate subscribers.

Off-plan developers should be required to disclose:

Verified land title

Development approvals

Delivery schedules

Financing arrangements

This information should be available before substantial funds are collected from the public.

Major subscriber funds should increasingly pass through escrow or controlled project accounts, with releases tied to independently verified construction milestones.

Companies inviting the public to invest for returns should also be required to demonstrate that they possess the necessary regulatory authority to solicit investments.

THE ONE RULE EVERY BUYER SHOULD KNOW

DO NOT INVESTIGATE AFTER PAYING.

INVESTIGATE BEFORE PAYING.

Before transferring money, buyers should independently verify:

The title

The company

Approvals

The contract

The developer’s project history

The exact location of the property

Where a company promises exceptionally high returns, prospective investors should ask the most important question:

Where exactly will the money required to pay those returns come from?

Nigeria needs genuine developers and a strong real estate industry.

But the sector cannot grow sustainably if subscribers increasingly associate property investment with deception, endless delays and lost savings.

Every fraudulent transaction damages not only the victim but also confidence in the entire housing market.

HDAN SPECIAL CONSUMER PROTECTION SERIES

In the next few days, the Housing Development Advocacy Network (HDAN) will begin spotlighting real estate developers and operators involved in documented subscriber disputes, regulatory actions, court cases and alleged fraudulent practices.

The series will examine:

The facts of each case

Complaints made by subscribers

Responses from the companies involved

Actions taken by regulators or the courts

Warning signs prospective buyers and investors should look out for

Where allegations have not been finally determined by a court, HDAN will clearly state that fact.

THE OBJECTIVE IS SIMPLE:

To help Nigerians identify dangerous red flags, avoid questionable property schemes and protect their hard-earned money before it is too late.

The development followed investigations into Madu’s death, barely two days after his wife reported him missing.

According to the state Police Public Relations Officer, SP Tochukwu Ikenga, the prime suspect, identified as 32-year-old Ifeanyi Nwankwo, was a friend of the deceased and allegedly confessed to planning the killing and engaging two other people to carry it out.

Police said preliminary investigations indicated that Nwankwo allegedly obtained money from Madu fraudulently after claiming he could assist him in acquiring a piece of land.

Investigators alleged that the suspect subsequently arranged the killing in an attempt to conceal the transaction and prevent the recovery of the money.

Madu Reported Missing

According to the police, Madu’s wife reported him missing on August 18, 2026, after he left their home on the evening of August 17 and did not return.

Police operatives, working alongside members of the local vigilante group and the deceased’s family, subsequently began searching for him and investigating his whereabouts.

Later that evening, the wife returned to the police station and reported that her husband had been found dead in a nearby bush at Umuobi, Awkuzu.

Police operatives were immediately deployed to the location, where the deceased was found dead.

His remains were subsequently taken to a hospital for preservation.

Friend Allegedly Confesses

During the investigation, police arrested Nwankwo, who allegedly confessed to involvement in planning the killing.

According to the police, Nwankwo had allegedly received money from Madu under the pretext of helping him acquire a parcel of land.

Investigators said the alleged fraud became the motive behind the subsequent plot to kill the deceased and conceal the transaction.

The police said two other people were allegedly engaged to carry out the killing.

The command said investigations are continuing to establish the full circumstances surrounding the incident and identify everyone involved.

The Commissioner of Police in Anambra State, CP Nnanna Oji Ama, has directed that the investigation be intensified to identify and arrest all persons allegedly connected to the conspiracy and murder.

The command said it remains committed to ensuring that everyone connected to the crime is brought to justice.

The police also said they would continue to strengthen intelligence-led policing and cooperation with communities to prevent violent crime and uncover criminal activities in the state.

The Enugu Zonal Directorate of the Economic and Financial Crimes Commission (EFCC) has re-arraigned Barrister Benjamin Chukwuemeka Nwobodo before Justice F. O. Giwa-Ogunbanjo of the Federal High Court sitting in Independence Layout, Enugu.

He is facing a 20-count charge bordering on forgery, possession of forged documents, and obtaining by false pretence to the tune of ₦15,700,000 (Fifteen million, seven hundred thousand naira).

Nwobodo was initially arraigned on January 27, 2025, on a five-count charge before the same court, where he pleaded “not guilty,” setting the stage for trial. He was granted bail on self-cognisance.

During the trial, EFCC counsel, Chief Superintendent Chikezie Raymond Edozie, presented six witnesses and tendered several exhibits, all of which were admitted in evidence.

At the hearing on April 23, 2026, the prosecution informed the court of an amended charge, which was read to the defendant. He again pleaded not guilty. The prosecution subsequently closed its case, and the matter was adjourned to April 30, 2026, for the defence to open its case.

The court had earlier, on March 4, 2026, issued a strong warning against Nwobodo for allegedly interfering with prosecution witnesses through harassment and intimidation within and outside the court premises. The court warned that his bail could be revoked if such conduct continued.

Count one of the charge states that Nwobodo allegedly forged a land purchase receipt dated January 15, 2014, worth ₦9,000,000, purportedly issued by Onyekachi O. Nwocha and Christiana C. Nwocha, with intent to defraud, an offence punishable under the Miscellaneous Offences Act.

Count seven alleges that on April 25, 2014, he presented a forged land purchase receipt worth ₦5,500,000 to Ude Chinedu Emmanuel, also allegedly issued by the same persons, with intent to defraud.

The defendant, who represented himself in court, is expected to open his defence on Thursday, April 30, 2026.

In a move expected to reshape Nigeria’s real estate landscape, the Real Estate Developers Association of Nigeria (REDAN) has entered into a strategic partnership with Sytemap Technologies Limited to digitise land and property transactions across the country.

The collaboration, formalised through a Memorandum of Understanding (MoU) signed on Thursday, is aimed at addressing long-standing challenges in Nigeria’s property market, including disputed land titles, multiple sales of the same property, and prolonged legal battles that have eroded public trust in real estate transactions.

For many Nigerians, buying land or property has historically been fraught with uncertainty, as weak documentation systems and fragmented records leave buyers vulnerable to fraud and financial loss. Industry data suggests that the country loses over ₦36 trillion annually in untitled and disputed land capital—resources that could otherwise support housing delivery, infrastructure development, and economic growth.

Under the new agreement, REDAN will leverage its nationwide network of verified and registered developers, while Sytemap will deploy its digital land and real estate infrastructure to simplify how properties are listed, mapped, verified, and transacted.

Speaking at the signing ceremony, REDAN President, Oba Akintoye Adeoye, described the partnership as a critical step toward restoring confidence in the property market. He said the initiative would create a trusted digital foundation that benefits developers, buyers, regulators, and institutional investors alike.

According to Adeoye, when real estate transactions are built on transparent and verifiable data, it reduces disputes, accelerates housing delivery, and strengthens investor confidence across the sector.

As part of the agreement, REDAN will facilitate the onboarding of its members onto RightHOME, a unified digital platform designed to host verified property listings and enforce consistent industry standards. Sytemap will provide the technology backbone, including digital mapping tools, transaction tracking systems, and fraud-prevention mechanisms, ensuring that properties listed on the platform are traceable and credible.

Real estate experts say the initiative could significantly reduce land-related fraud, particularly in high-growth corridors such as Lagos and Ogun states, where reports indicate hundreds of thousands of disputed land cases annually.

For ordinary Nigerians, the partnership promises clearer ownership records, fewer disputes, and faster transaction timelines. Developers, on the other hand, are expected to benefit from reduced operational friction, improved market credibility, and greater access to digitally confident buyers.

The Chief Executive Officer of Sytemap Technologies, Nnamdi Uba, said the collaboration represents more than a technological upgrade, stressing that it addresses the emotional and financial toll of insecure property investments.

“This is about dignity, security, and peace of mind for people investing their life savings,” Uba said, noting that REDAN’s endorsement signals that the real estate industry is ready to embrace a more accountable and transparent future.

The MoU was signed on behalf of Sytemap by its Chief Operating Officer, Ndifreke Ikokpu, while Cholatte Odunlade-Akeji, Chief Executive Officer of RightHOME, executed the agreement for the platform’s special purpose vehicle.

Analysts view the REDAN–Sytemap partnership as part of a broader shift toward digital transformation and institutional trust in Nigeria’s real estate sector, an industry considered critical to addressing the country’s housing deficit and unlocking long-term economic value.

Two lawyers and a property developer have been arraigned before the Lagos State High Court sitting at Tafawa Balewa Square over their alleged involvement in a land fraud scheme and illegal demolition of a residential building in the highbrow Lekki area of Lagos.

The defendants — Ademola Owolabi, Adebayo Akeju, and Alex Ochonogor — were brought before Justice Serifat Sonaike on a five-count charge bordering on conspiracy, forgery, and unlawful property destruction. The case was filed by the Lagos State Government under suit number LD/23611C/2024.

According to the prosecution, led by the Director of Public Prosecutions (DPP), Dr. Babajide Martins, the accused persons allegedly conspired in 2015 to forge an affidavit of loss and a fake demolition notice, purportedly from the Lagos State Lands Bureau. These documents were used to fraudulently claim that a Certificate of Occupancy issued to a third party was missing.

The forged materials, the prosecution added, were allegedly used to unlawfully demolish a residential bungalow located at Plot 10, Block 133, Lekki Peninsula Residential Scheme 1, said to belong to Dr. Obidigwe Eze, a Nigerian based abroad.

The alleged offences contravene provisions of the Lagos State Criminal Law of 2015, specifically Sections 411 (conspiracy), 361(1) (forgery), and 350 (malicious damage to property).

All three defendants pleaded not guilty.

During the proceedings, their respective counsel sought bail. Counsel for Owolabi, Dr. Abiodun Layonu, SAN, argued for leniency, citing his client’s clean record and professional standing. Representing Akeju, M. Bashua, SAN, emphasized his client’s deteriorating health and decades-long legal career. Tony Ejere, appearing for Ochonogor, asked the court to maintain the administrative bail granted earlier by the police.

In a bench ruling, Justice Sonaike granted bail to Owolabi and Akeju on self-recognizance, provided they each submit:

A ₦5 million bail bond within 14 days

Their Call to Bar certificates to the court registrar

An affidavit of compliance within 21 days

Ochonogor was granted bail in the sum of ₦10 million, with two sureties in like amount.

The case has been adjourned to October 13, 2025, for the commencement of trial.

An Abuja High Court has scheduled June 23 for the formal arraignment of Mr. Joseph Eriki, Director of Investigations and Prosecution at the Federal Capital Territory Administration (FCTA), along with 11 others, over allegations of involvement in a multi-million-naira land fraud.

The case, which was before Justice Suleiman Belgore on Wednesday, involves a nine-count charge brought by the Federal Government, accusing the defendants of conspiracy and fraudulent dealings tied to plots of land in the Sabon Lugbe East Layout of Abuja.

According to court filings, the alleged offences took place between 2019 and 2024. The prosecution claims that the group illegally acquired and manipulated documents for plots numbered 461 to 470 and 486 to 496, to deceive a private firm, Etha Ventures Limited.

Among those named in the charge are Boniface Agwu, Ikechukwu Kanu, Prince Isaac Omoluwa, Nwaimoneye Augustine Onyisi, Surajo Aliyu, and Ogbole Michael, alongside five companies: Super Structure Limited, Bonatec Electrical Company Limited, Weatherfield Engineering Marine Services Limited, and Asher Information Services Limited.

At Wednesday’s proceedings, the prosecution counsel, Mr. David Kaswe, informed the court that efforts to enforce an arrest warrant previously issued on May 27 had so far been unsuccessful. He requested more time for security agencies to locate and produce the defendants for trial.

Although the accused were not physically present in court, several had legal representatives in attendance. Counsel for the 1st, 2nd, 5th, and 9th defendants, Mr. C.S. Ekeocha, argued that his clients had not been formally served with the charge before the bench warrant was issued. He submitted motions seeking to overturn the warrant and for the court to grant bail following their eventual arraignment.

Similarly, Mr. E.E. Apeh, representing the 3rd defendant, also filed applications to challenge the bench warrant, urging the court to rule on the matter before proceeding further.

In response, Mr. Kaswe maintained that the defendants had deliberately evaded court summons, stating that the presence of their lawyers showed they were aware of the charges and had opted not to appear.

In a short ruling, Justice Belgore held that the defence’s submissions implied that the defendants had knowledge of the ongoing case and the order for their appearance. He ordered that all accused persons must be in court on June 23 to enter their pleas.

The case continues to draw public attention, particularly because of Mr. Eriki’s senior role within the FCTA and the allegations of high-level manipulation involving public office and property documentation.

The Inspector General of Police has filed a five-count charge against a female lawyer, Ms. Stella Oyiogu, and three others over alleged acts of willful misconduct and fraudulent activities involving a prime plot of land in Abuja.

The charges stem from a petition filed by some of Nigeria’s prominent statesmen, including former Head of State General Yakubu Gowon (retd), the Sultan of Sokoto, Alhaji Saad Abubakar III, and the Lamido of Adamawa, Alhaji Barkindo Aliyu Mustafa. The trio, who are trustees of the Barewa Old Boys Association (BOBA), accused the defendants of fraudulently transferring ownership of the association’s land without authorization.

The other defendants in the case are Linus Ukachukwu, Ibrahim Salmanu, and former BOBA Secretary-General, Professor Ahmed Tijani Mora.

According to court documents filed on September 27, 2024, by the Force Headquarters Legal/Prosecution Section, the defendants conspired to divest BOBA of the prime plot allocated to the association in 1983. The land, initially reallocated in 2007 to Haida Properties, was later transferred in 2009 to Eagle Aluminum, owned by Ukachukwu, without the consent of BOBA’s Board of Trustees.

AIHS Moves to Transcorp Hilton, Targets 5,000+ Quality Participants from 21 Countries

Investigations revealed that in 2012, Prof. Mora allegedly acted without consulting the association’s leadership and unilaterally surrendered the land to Eagle Aluminum. The matter came to light in 2017, prompting BOBA to petition the then-Minister of the FCT, Mohammed Bello, who restored the association’s title to the land.

However, Haida Properties and Eagle Aluminum had already initiated legal proceedings, securing a joint development agreement that excluded BOBA’s interests.

Following further police investigations, the accused were charged before an FCT High Court for conspiracy and fraud. Ms. Oyiogu, a lawyer, has also been referred to the Legal Practitioners Disciplinary Committee (LPDC) for her alleged role in the fraudulent transaction.

Court filings allege that the defendants fraudulently misrepresented themselves as authorized officers of BOBA to facilitate the land transfer. Prof. Mora is specifically accused of misusing his position as secretary-general to unlawfully dispose of BOBA’s property.

Ms. Oyiogu is separately charged with filing misleading court documents in 2013, deceiving the court into stripping BOBA of its land rights. The charges cite multiple violations under the Penal Code Act, including conspiracy, criminal breach of trust, and dishonest misappropriation of property.

The case underscores the long-running legal battle over the Abuja property, with BOBA’s new executive vowing to pursue justice.

Chairman of the commission, Muhuyi RiminGado, while addressing journalists at the agency’s headquarters, confirmed the arrests and provided details on the unfolding scandal. He revealed that a serving High Court Registrar, a former Deputy Sheriff, and a court bailiff were all implicated in orchestrating fraudulent land transactions.

Their attempts to obstruct justice reportedly included offering a bribe of N2 million to security operatives, an offer that was firmly rejected.

The crackdown has received backing from the judiciary, with Chief Judge of Kano State, Justice Dije Aboki, commended for her unwavering support in ensuring the investigation proceeds without interference.

Additionally, Governor Yusuf has reaffirmed his commitment to rooting out corruption, instructing the commission to ensure that no individual involved in the fraudulent dealings escapes accountability, regardless of their status or influence.

With investigations still ongoing, the authorities have vowed to leave no stone unturned in exposing all those complicit in the elaborate land fraud scheme, signaling a major step in the fight against corruption in Kano State.
