										<content:encoded><![CDATA[<p><img width="768" height="618" src="https://www.housingtvafrica.com/wp-content/uploads/2026/08/Anambra-CP_1787300704-768x618-1.webp" class="attachment-post-thumbnail size-post-thumbnail wp-post-image" alt="" decoding="async" /></p><p class="PDq2pG_selectionAnchorContainer" data-start="505" data-end="685">The Anambra State Police Command has arrested four suspects in connection with the alleged murder of <strong data-start="606" data-end="634">56-year-old Kelechi Madu</strong> in Awkuzu, Oyi Local Government Area of the state.</p>
<p data-start="687" data-end="798">The development followed investigations into Madu&#8217;s death, barely two days after his wife reported him missing.</p>
<p data-start="800" data-end="1107">According to the state Police Public Relations Officer, <strong data-start="856" data-end="878">SP Tochukwu Ikenga</strong>, the prime suspect, identified as <strong data-start="913" data-end="944">32-year-old Ifeanyi Nwankwo</strong>, was a friend of the deceased and allegedly confessed to planning the killing and engaging two other people to carry it out.</p>
<p data-start="1109" data-end="1283">Police said preliminary investigations indicated that Nwankwo allegedly obtained money from Madu fraudulently after claiming he could assist him in acquiring a piece of land.</p>
<p data-start="1285" data-end="1437">Investigators alleged that the suspect subsequently arranged the killing in an attempt to conceal the transaction and prevent the recovery of the money.</p>
<h3 data-section-id="13dmuk0" data-start="1439" data-end="1464">Madu Reported Missing</h3>
<p data-start="1466" data-end="1620">According to the police, Madu&#8217;s wife reported him missing on <strong data-start="1527" data-end="1546">August 18, 2026</strong>, after he left their home on the evening of August 17 and did not return.</p>
<p data-start="1622" data-end="1794">Police operatives, working alongside members of the local vigilante group and the deceased&#8217;s family, subsequently began searching for him and investigating his whereabouts.</p>
<p data-start="1796" data-end="1945">Later that evening, the wife returned to the police station and reported that her husband had been found dead in a nearby bush at <strong data-start="1926" data-end="1944">Umuobi, Awkuzu</strong>.</p>
<p data-start="1947" data-end="2042">Police operatives were immediately deployed to the location, where the deceased was found dead.</p>
<p data-start="2044" data-end="2149">His remains were subsequently taken to a hospital for preservation.</p>
<h3 data-section-id="1qihk38" data-start="2151" data-end="2181">Friend Allegedly Confesses</h3>
<p data-start="2183" data-end="2297">During the investigation, police arrested Nwankwo, who allegedly confessed to involvement in planning the killing.</p>
<p data-start="2299" data-end="2429">According to the police, Nwankwo had allegedly received money from Madu under the pretext of helping him acquire a parcel of land.</p>
<p data-start="2431" data-end="2562">Investigators said the alleged fraud became the motive behind the subsequent plot to kill the deceased and conceal the transaction.</p>
<p data-start="2564" data-end="2645">The police said two other people were allegedly engaged to carry out the killing.</p>
<p data-start="2647" data-end="2786">The command said investigations are continuing to establish the full circumstances surrounding the incident and identify everyone involved.</p>
<h3 data-section-id="19ngycn" data-start="2788" data-end="2822">Police Intensify Investigation</h3>
<p data-start="2824" data-end="3027">The Commissioner of Police in Anambra State, <strong data-start="2869" data-end="2890">CP Nnanna Oji Ama</strong>, has directed that the investigation be intensified to identify and arrest all persons allegedly connected to the conspiracy and murder.</p>
<p data-start="3029" data-end="3138">The command said it remains committed to ensuring that everyone connected to the crime is brought to justice.</p>
<p data-start="3140" data-end="3362">The police also said they would continue to strengthen intelligence-led policing and cooperation with communities to prevent violent crime and uncover criminal activities in the state.</p>

<p data-start="751" data-end="1096">A project may launch with attractive brochures, ambitious infrastructure plans and promises of phased development. Buyers purchase plots and make deposits expecting to become part of a growing residential community. But in some cases, construction eventually slows, infrastructure remains incomplete and the promised estate fails to materialise.</p>
<p data-start="1098" data-end="1243">The situation is raising concerns about the gap between <strong data-start="1154" data-end="1204">marketing an estate and actually developing it</strong>.</p>
<p data-start="1245" data-end="1481">According to Abuja-based realtor and real estate educator <strong data-start="1303" data-end="1323">Chijioke Adimike</strong>, buyers can be attracted by convincing sales materials and development plans without fully understanding what it will take to deliver the proposed community.</p>
<p data-start="1483" data-end="1726">He noted that an estate launch is essentially a sales milestone, while actual development requires adequate financing, regulatory approvals, infrastructure, construction sequencing and sustained execution.</p>
<h3 data-section-id="1f48l7h" data-start="1728" data-end="1766">When financing becomes the problem</h3>
<p data-start="1768" data-end="1847">One of the biggest risks facing estate projects is how development is financed.</p>
<p data-start="1849" data-end="2047">Professional land surveyor and GIS expert <strong data-start="1891" data-end="1911">Abolade Durowoju</strong> said some estates rely heavily on payments from subscribers to finance infrastructure, without maintaining sufficient capital reserves.</p>
<p data-start="2049" data-end="2293">When new sales slow, the developer may have less money available for construction. Slower construction can then reduce buyer confidence, creating a cycle in which fewer people want to invest in the project.</p>
<p data-start="2295" data-end="2452">This creates a difficult situation for existing buyers. Their money may already be committed to the project, while the development itself remains incomplete.</p>
<h3 data-section-id="1njr3qs" data-start="2454" data-end="2490">A master plan is not development</h3>
<p data-start="2492" data-end="2623">A major lesson for property buyers is the difference between an estate&#8217;s proposed master plan and what is actually being delivered.</p>
<p data-start="2625" data-end="2849">An attractive master plan can show roads, houses, recreational areas and other facilities. But the existence of a plan does not guarantee that the developer has the financing, approvals or operational capacity to execute it.</p>
<p data-start="2851" data-end="3017">Durowoju described development as requiring capital, coordination, infrastructure sequencing and sustained execution discipline.</p>
<p data-start="3019" data-end="3134">This explains why two estates launched around the same period can have very different outcomes several years later.</p>
<h3 data-section-id="1st9cky" data-start="3136" data-end="3171">Location can become a liability</h3>
<p data-start="3173" data-end="3246">Location is another factor that can determine whether an estate succeeds.</p>
<p data-start="3248" data-end="3488">An estate may be positioned in an area expected to experience future growth. But if roads, drainage, electricity and other infrastructure do not arrive as expected, investors can end up waiting years for surrounding development to catch up.</p>
<p data-start="3490" data-end="3646">Where an estate is poorly connected to major access routes, the lack of infrastructure can also reduce its attractiveness to potential buyers and residents.</p>
<p data-start="3648" data-end="3782">As a result, owning a plot does not automatically mean the property will appreciate as expected.</p>
<h3 data-section-id="32gaz0" data-start="3784" data-end="3819">Governance and approvals matter</h3>
<p data-start="3821" data-end="3937">Poor governance, internal disputes, weak coordination and regulatory problems can also slow down estate development.</p>
<p data-start="3939" data-end="4092">These issues are particularly difficult for buyers to identify during the sales process because they may not be visible when an estate is being marketed.</p>
<p data-start="4094" data-end="4316">A polished brochure can communicate the developer&#8217;s vision, but it cannot by itself demonstrate whether the project has the financial and regulatory foundation required for completion.</p>
<h3 data-section-id="18kjito" data-start="4318" data-end="4360">Buyers can end up with trapped capital</h3>
<p data-start="4362" data-end="4471">When an estate remains stagnant, investors can find it difficult to resell their plots at the expected value.</p>
<p data-start="4473" data-end="4642">Limited infrastructure and weak demand can reduce liquidity, leaving buyers with capital tied up in an asset that may take years to become attractive to other investors.</p>
<p data-start="4644" data-end="4803">In some cases, investors may eventually accept only a marginal gain simply to recover their capital and exit the project.</p>
<p data-start="4805" data-end="4921">The fundamental lesson is that <strong data-start="4836" data-end="4920">buying land is not necessarily the same as buying into a functioning development</strong>.</p>
<p data-start="4923" data-end="5076">The future value of an estate depends on whether the promised infrastructure, connectivity, population growth and economic activity actually materialise.</p>
<p data-start="5078" data-end="5405">For prospective buyers, proper due diligence before making payment is therefore critical. Buyers need to look beyond the sales pitch and assess whether the developer&#8217;s plans are supported by realistic financing, approvals, infrastructure commitments and an executable development strategy.</p>
<p data-start="5407" data-end="5578">For Nigeria&#8217;s property market, the growing concern over stalled estates also highlights the need for greater transparency and stronger standards around estate development.</p>
<p data-start="5580" data-end="5741">A successful housing project should ultimately be judged not by how impressive its launch is, but by whether it delivers the community that buyers were promised.</p>

He added that it would also make it easier for the public to distinguish legitimate developers from unregistered operators responsible for many cases of property fraud, project abandonment, and substandard construction.</p>
<p data-start="1652" data-end="2030">According to him, Nigeria&#8217;s real estate industry requires a more structured regulatory framework that promotes transparency, accountability, and professionalism. He urged the Federal Government and relevant regulatory agencies to work closely with REDAN and other stakeholders to develop and implement a sustainable certification and monitoring system for developers nationwide.</p>
<p data-start="2032" data-end="2380">The REDAN president also stressed the importance of enforcing existing building regulations, planning approvals, and professional standards to reduce building collapses and improve the quality of housing delivery. He stressed that many fraudulent operators lack the technical expertise and ethical standards required to deliver safe and quality housing projects.</p>
<p data-start="1326" data-end="1636">Adeoye noted that patronising unregistered developers exposes buyers to risks such as land fraud, project abandonment, structural defects, and building collapse. He urged prospective homeowners and investors to verify the credentials of developers before making payments or committing to property transactions.</p>
<p data-start="1638" data-end="2017">According to him, REDAN has continued to advocate for stronger collaboration with government agencies and regulatory institutions to sanitise the real estate sector. He said improved oversight, stricter compliance with planning regulations, and the enforcement of professional standards would significantly reduce fraudulent practices and improve the quality of housing delivery.</p>
<p data-start="2019" data-end="2393">The REDAN president also emphasised the need for all developers to comply with building codes, obtain statutory approvals, and engage qualified professionals, including architects, engineers, builders, and quantity surveyors, throughout the construction process. He maintained that adherence to established standards is essential to preventing avoidable structural failures.</p>
<p data-start="2395" data-end="2724">Industry stakeholders believe that strengthening regulation, improving consumer awareness, and enforcing professional standards will help reduce building collapses, discourage fraudulent property transactions, and create a safer, more transparent, and more sustainable real estate market capable of attracting greater investment.</p>

<p>The defendants, Chief Executive Officer of Homadil Realty Limited, Dr. Rebecca Godwin-Isaac, and Chief Executive Officer of Rychado Homes Limited, Idakwogi Richard John, are standing trial alongside their companies before Justice Joyce Abdulmalik.</p>
<p>The EFCC had arraigned the defendants on a 17-count charge bordering on criminal conspiracy, forgery, obtaining money under false pretence and money laundering in connection with disputed land transactions in Cadastral Zone B07, Katampe District, Abuja.</p>
<p>At the resumed hearing, EFCC counsel, Chiamaka Njoku, informed the court that the prosecution’s witness could not attend proceedings following the death of his mother.</p>
<p>“We prepared the witness for today, but he lost his mother. We are asking for another date,” Njoku told the court.</p>
<p>Counsel to the defendants, including Senior Advocates of Nigeria Christopher Oshomegie and M.A. Ebute, did not oppose the application for adjournment.</p>
<p>Justice Abdulmalik subsequently adjourned the matter until July 24, 2026, for continuation of trial.</p>
<p>According to the anti-graft agency, the defendants allegedly used forged documents to convince members of the public to purchase plots 1861, 1862 and 1863 in Katampe District despite allegedly lacking valid ownership rights to the properties.</p>
<p>The defendants have pleaded not guilty to all charges.</p>
<p>The court had earlier granted them bail in the sum of N10 million each, with two sureties in like sum pending the determination of the case.</p>

<p>The Commission gave the advisory on Monday in a statement posted on its official X handle, while confirming enforcement action at a residential estate in Abuja.</p>
<p><strong>Paradise Estate Sealed Over Complaints</strong></p>
<p>The FCCPC said it had sealed Paradise Estate Abuja following complaints from homebuyers who alleged that they paid in full for properties but had not received the homes.</p>
<p>According to the Commission, the enforcement action followed a review of multiple petitions submitted by affected subscribers.</p>
<p><strong>Consumer Protection Covers Housing</strong></p>
<p>The agency emphasized that consumer protection is not limited to everyday purchases but also extends to high-value investments such as housing.</p>
<p>It stated that many Nigerians commit life savings based on developers’ promises, making accountability in the real estate sector critical.</p>
<p><strong>Developers Must Honour Agreements</strong></p>
<p>The FCCPC stressed that businesses must not make promises they cannot fulfil and must adhere strictly to agreed terms.</p>
<p>“Where payment has been received, agreed timelines must be honoured, delays properly explained, and lawful remedies provided where obligations are unmet,” the Commission said.</p>
<p>It added that trust in the housing sector depends on transparency, proper documentation, and delivery of agreed services.</p>
<p><strong>Call for Consumer Action</strong></p>
<p>The Commission urged affected consumers to submit complaints alongside payment evidence and relevant documents through its official complaints portal at complaints.fccpc.gov.ng.</p>

<p>He made this statement during the 2024 Mandatory Professional Development event, themed “Embracing Technology: The Future of Real Estate Services,” held recently in Lagos.</p>
<p>Ismail emphasized the importance of the real estate sector in Nigeria’s economic development as the nation continues to urbanize and witness a growing middle class. He stated, “To fully unlock the sector&#8217;s potential and address existing challenges like housing deficits, inefficiencies, and lack of transparency, embracing technology is essential.”</p>

<p>He highlighted that the future of Nigeria’s real estate industry hinges on its ability to adapt and integrate technological advancements. From blockchain to artificial intelligence, big data analytics to virtual reality, these innovations are transforming how properties are developed, marketed, and managed globally.</p>
<p>According to Ismail, one of the most significant challenges in Nigeria’s real estate sector is the absence of transparency in property transactions, which often leads to ownership disputes and fraud. He noted that blockchain technology could offer secure and immutable records of property ownership, enhancing transaction transparency and reducing fraud risks.</p>
<p>The President of the International Real Estate Federation, Nigeria, Lagos Chapter, Akin Opatola, also noted that technological advancements have led to disruptions in the real estate sector. He remarked, “PropTech innovations like AI, blockchain, and digital platforms are transforming the real estate industry, particularly in property transactions and customer engagement.”</p>
<p>Femi Madariola, a Partner at PwC in Digital and Innovation, highlighted how technology has revolutionized real estate activities. He explained that automated property management systems allow for digital platforms for buying, selling, and investing in properties, automating tasks like rent collection and maintenance requests.</p>
<p>Madariola further discussed the benefits of blockchain technology in property transactions, which enhances security and transparency by providing a tamper-proof ledger of all transactions. He also mentioned the use of artificial intelligence for property valuations, enabling investors to make data-driven decisions and minimize the risk of overpaying.</p>
<p>Meanwhile, Godspower Omozusi, Chairman of the MCPD Committee, NIESV Lagos Branch, emphasized the importance of continuous training for real estate professionals. He stated, “Conscious and deliberate efforts via constant training and collective empowerment are essential for addressing the challenges within the industry.”</p>
<p>He concluded by expressing confidence that the program would provide valuable insights into the issues surrounding transparency in real estate and equip members with the necessary knowledge and skills to tackle these challenges.</p>
