The State Housing Company Limited (SHCL) is taking a major step toward making homeownership more accessible.

In a groundbreaking move, SHCL is partnering with the private sector to create affordable housing for workers and the general public.

A Commitment to Low-Cost Housing

Acting Managing Director John Bawah has reaffirmed SHCL’s mission to prioritize low-cost housing. He emphasized that ensuring affordable homeownership is non-negotiable. To achieve this, SHCL is exploring modern construction technologies, including prefabricated materials, to lower building costs.

Alongside these innovations, the company plans to introduce flexible mortgage financing and other cost-cutting strategies. These initiatives will help low- and middle-income earners gain access to sustainable housing solutions.

Breaking Barriers in the Housing Market

During a recent visit to the SHCL Affordable Housing project site in Pokuasi, Accra, Bawah made it clear that SHCL is not a profit-driven real estate firm. Unlike private developers who cater to high-income buyers, SHCL’s focus is on serving everyday Ghanaians who struggle to enter the overpriced housing market.

He stressed the need for a shift in focus, ensuring that housing serves the majority, rather than a select few who can afford today’s skyrocketing prices.

Public-Private Partnership for Real Affordability

As a key player in the government’s Affordable Housing Initiative, SHCL is adopting a public-private partnership model. Under this plan, the government will provide essential on-site infrastructure, including:

With these foundations in place, private developers can build at scale and keep housing prices at truly affordable levels. However, despite these efforts, the high cost of real estate, often priced in U.S. dollars, remains a major challenge for many Ghanaians.

Bawah is determined to push bold solutions, including unlocking public land banks to expand affordable housing projects. His vision has gained strong support from the Minister of Works, Housing, and Water Resources, Kenneth Gilbert Adjei.

The minister expressed confidence in Bawah’s leadership, citing his extensive real estate experience and ability to bring SHCL’s affordable housing vision to life. He further assured SHCL of the government’s full support in ensuring low-cost homes become a reality for more citizens.
