Nigeria’s Vice President, Senator Kashim Shettima, arrived in Addis Ababa on Thursday for a state visit aimed at deepening diplomatic and economic relations between Nigeria and Ethiopia.

Upon his arrival at Bole International Airport, Vice President Shettima was received by Ethiopia’s Minister of Foreign Affairs, Dr. Gedion Timothewos, and other senior government officials.

Shortly after the reception, the Vice President proceeded to a high-level meeting with Ethiopian Prime Minister, Dr. Abiy Ahmed. The closed-door engagement focused on areas of mutual interest, including regional stability, trade expansion, and strategic partnerships between both countries.

Vice President Shettima also signed the official state guest register and was hosted on a guided tour of the Ethiopian National Palace Museum—an iconic symbol of the country’s imperial history and cultural heritage.

Housed within the Grand Palace complex, the museum showcases an extensive collection of historical artefacts, including vintage automobiles, royal regalia, and diplomatic gifts exchanged with world leaders. Built in 1955 to commemorate Emperor Haile Selassie’s Silver Jubilee, the palace served as his final residence before the 1974 revolution.

The visit underscores Nigeria’s commitment to reinforcing regional cooperation within Africa and marks another step toward building stronger bilateral relations with Ethiopia in trade, diplomacy, and cultural exchange.

A new global report has placed several African countries among the least affordable housing markets in the world, raising red flags over the widening gap between property prices and household incomes across the continent.

According to the 2025 Global Housing Affordability Index published by Numbeo, Ethiopia and Cameroon rank among the top three most unaffordable housing markets globally—trailing only behind Syria—based on their high Price-to-Income Ratios (PIR). The PIR is a key indicator that compares the cost of a typical home to a country’s median annual household income.

The report reveals that in both Ethiopia and Cameroon, it would take more than 46 years of average earnings for a citizen to afford a standard home, underscoring an affordability crisis deepening across parts of Africa.

Below is the list of the eight African countries with the highest PIRs in 2025:

Real estate analysts point to a mix of structural issues behind the trend, including limited access to mortgage financing, a surge in luxury property development, and chronic undersupply of affordable housing units.

In Ethiopia’s capital, Addis Ababa, the oversaturation of high-end apartments and villas has led to declining investor confidence and lengthening sales cycles. Despite hosting major continental institutions, the city’s administration has only managed to repay less than 2% of a 25.85 billion birr bond borrowed from the Commercial Bank of Ethiopia for housing projects.

“The market is flooded with properties that ordinary citizens simply cannot afford,” said real estate developer Ermias Amelga. “Developers targeted speculative buyers and now many of them are offloading assets at reduced prices as demand stalls.”

In Cameroon, similar patterns are emerging, with urban housing developments increasingly catering to wealthier buyers, leaving middle- and low-income earners priced out.

Meanwhile, South Africa recorded the most favorable PIR on the continent at just 3.2—suggesting a relatively healthier balance between home prices and household earnings, largely due to more developed mortgage systems and policy efforts to support lower-income housing.

Experts warn that unless governments prioritize affordable housing through policy reform, public investment, and credit support mechanisms, the housing gap will continue to widen—threatening social stability and economic inclusion in many African countries.

As the continent’s urban population continues to grow, the issue of housing affordability is expected to take center stage in regional development agendas.

Discussing Nigeria-Ethiopia relations, Tinubu emphasized the need for African nations to work together in addressing insecurity, which he described as a major obstacle to development.

“We need to work hard to promote peace and stability. Insecurity detracts from development, and only Africans can bring peace to the continent,” Tinubu said.

The Vatican envoy, Archbishop Crotty, received commendation for the Catholic Church’s contributions to education and poverty alleviation in Nigeria, with Tinubu recognizing education as a crucial tool in fighting poverty and ignorance.

In a meeting with business executives broadcast on state media, Abiy announced that a law allowing foreigners to own property is in its final stages of drafting.

This move is part of Ethiopia’s efforts to attract foreign investment and shore up its finances amid economic challenges.

AIHS2024

Abiy also stated the government’s intention to ease restrictions in the retail sector, allowing international players to operate alongside Ethiopian businesses. These reforms aim to stimulate economic growth and create a more competitive business environment in Ethiopia.

The country, with a population of about 120 million, is facing significant economic challenges, including high external debt, inflation, and a shortage of foreign currency reserves. Abiy’s government has been pursuing economic reforms since coming to power in 2018, but progress has been slow.

Despite the challenges, Ethiopia has made some strides in opening up its economy.

It recently issued a telecommunications license to Kenyan telecoms giant Safaricom and announced plans to sell a stake in the state-owned Ethio Telecom.

The government has also expressed its intention to allow foreign investment in the banking sector, signaling a continued commitment to economic liberalization.
