They argue that stronger insurance policies are essential for safeguarding property investments and improving confidence in the housing sector.

Experts noted that recurring incidents of building collapse, flooding, fire outbreaks, and other natural disaster continue to expose homeowners, developers, financial institutions, and investors to significant financial losses. They stressed that expanding insurance coverage would improve resilience and support sustainable growth in the real estate industry.

According to industry leaders, Nigeria’s housing sector requires policy incentives that encourage developers and property owners to obtain comprehensive insurance coverage throughout the construction and occupancy phases. They also advocated stricter enforcement of compulsory building insurance provisions already contained in existing laws to improve compliance nationwide.

Stakeholders further recommended stronger collaboration between government agencies, insurance companies, mortgage institutions, and real estate developers to create innovative insurance products tailored to affordable housing projects. They believe such partnerships would reduce investment risks, improve access to housing finance, and strengthen confidence among local and foreign investors.

The experts maintained that insurance should be viewed as an essential pillar of housing development rather than an optional financial product. They argued that integrating insurance into national housing policies would help minimise economic losses, accelerate post-disaster recovery, and enhance the long-term sustainability of Nigeria’s property market.

They also urged policymakers to review existing regulations and introduce incentives that promote wider insurance adoption, noting that a stronger risk management framework would support housing delivery, infrastructure development, and overall economic growth.

His work in the real estate sector has increasingly positioned him among industry leaders advocating solutions to Nigeria’s persistent housing deficit.

Beyond his role as a property developer, Kayode serves as Vice Chairman of the Abuja chapter of the Real Estate Developers Association of Nigeria (REDAN), where he has championed policies aimed at improving transparency, strengthening regulatory standards, and creating a more investment-friendly property market. He is also a member of the Federal Mortgage Bank of Nigeria and REDAN ad-hoc committee focused on enhancing housing finance frameworks and expanding mortgage accessibility.

Kayode’s professional background combines finance, governance, and real estate development. He holds academic qualifications in business and finance and is a chartered banker with additional training in public management and policy. Industry stakeholders say this blend of expertise has influenced his approach to housing delivery and long-term investment planning.

Under his leadership, Crown Allied Global Realty has expanded its operations across Abuja, Lagos, Ogun, Osun, and Oyo states, while extending its footprint into Ghana, Rwanda, and the United States. The company has developed residential estates targeted at different income groups, incorporating digital infrastructure, remote monitoring systems, and smart technology solutions into its projects.

The company has also invested heavily in large-scale housing developments, including projects in Abuja, Lagos, Ibadan, and Osogbo. Several of these estates are strategically located near transportation networks and growing commercial corridors to improve accessibility and support long-term urban development.

Kayode said his commitment to housing accessibility was shaped by personal experiences with accommodation challenges earlier in life. According to him, this experience inspired the development of housing projects that aim to provide practical ownership opportunities for first-time buyers and young professionals.

The real estate executive also disclosed that Crown Allied Global Realty is integrating artificial intelligence into its operations to improve planning, project management, procurement processes, and customer engagement. He noted that technology has become increasingly important in improving efficiency and supporting sustainable growth within the property sector.

In addition to technological innovation, Kayode has advocated policies that encourage foreign investment, improve housing finance, and expand infrastructure development in suburban communities. He believes that increasing mortgage access, providing affordable land, and extending social amenities to emerging districts could significantly reduce Nigeria’s housing deficit and stimulate broader economic development.

The project is being developed in partnership with Green Pasture Homes Limited and aligns with the Federal Government’s housing delivery agenda.

The development, known as the FHA Green City Estate, is located in the Wasa District along the Apo-Wasa corridor in the Federal Capital Territory. The estate will comprise more than 200 residential units, including apartments and terrace duplexes designed to meet the needs of different categories of homebuyers and investors.

FHA officials said the project goes beyond providing shelter and is expected to stimulate economic activities and create employment opportunities for engineers, architects, artisans, suppliers, and other professionals involved in the construction value chain. The authority added that strategic partnerships with private developers remain essential to accelerating housing delivery across the country.

According to the authority, the project forms part of broader plans to establish a stronger presence nationwide and deepen access to quality and affordable housing. FHA disclosed that it has secured land in multiple states and has already commenced housing projects in several locations as part of its expansion drive.

The developer said the estate is designed to provide a secure and sustainable residential community, taking advantage of the rapid infrastructure growth within the Apo-Wasa axis. The area has increasingly attracted investment interest due to expanding road networks and rising residential demand.

Industry stakeholders have welcomed the initiative, describing it as an example of what can be achieved through effective collaboration between government institutions and private developers. They noted that large-scale housing projects can contribute significantly to reducing Nigeria’s housing shortfall while supporting economic growth and urban development.

The Minister of Works, David Umahi, has called for a reduction in cement prices in Nigeria, urging manufacturers to support the Federal Government’s infrastructure and housing development efforts by making the product more affordable.

Umahi made the appeal during the rebranding ceremony of Lafarge Africa Plc to HBM. He noted that cement remains a critical component of road construction, housing projects, and other infrastructure developments, stressing that lower prices would help accelerate ongoing projects and reduce construction costs nationwide.

The minister expressed concern over the high cost of cement despite the availability of raw materials and local production capacity in the country. He said affordable cement prices would not only benefit government projects but also ease the financial burden on individuals and private developers undertaking building projects.

Speaking at the event, officials of HBM reaffirmed the company’s commitment to maintaining quality standards and contributing to Nigeria’s economic growth through continued investment in manufacturing and sustainable business practices.

Industry stakeholders noted that cement prices have remained a major concern for builders and property developers, with rising construction costs affecting housing delivery and infrastructure expansion across the country. They added that stable and affordable pricing could significantly improve access to housing and stimulate activity within the construction sector.

Analysts believe that collaboration between government and cement manufacturers will be essential to addressing cost challenges and supporting the country’s broader development objectives, particularly in housing and infrastructure.

The minister reiterated the government’s commitment to expanding infrastructure and creating an enabling environment for industrial growth while encouraging manufacturers to align with national development priorities.

The agency said the initiative forms part of its strategy to establish a stronger presence nationwide and address the country’s persistent housing deficit.

According to the authority, several states have already allocated prime land for the development programme, while construction activities have commenced in some locations following the award of contracts. Groundbreaking ceremonies have already been conducted in states including Akwa Ibom, Abia, Kaduna, Abeokuta, and the Federal Capital Territory.

The FHA also disclosed that it is implementing reforms aimed at improving service delivery and safeguarding property records. As part of these efforts, the agency has commenced the digitalisation of its property files and is working towards full automation of its operations. The authority added that its test laboratory for geological and integrity assessments has become operational.

The agency noted that it has completed and commissioned several inherited projects over the past 26 months, including housing developments in Ibadan and Abuja that were previously considered difficult to complete. It added that work is also progressing on a 336-unit housing estate in Bwari, Abuja, with plans to commission the project before the end of the year.

The authority assured prospective homeowners and investors that it would maintain high standards of quality assurance, transparency, and accountability in delivering its projects. It also expressed appreciation to government institutions, regulatory agencies, and host communities for their support in advancing the housing initiatives.

Industry stakeholders have described the housing projects as evidence of the opportunities within Nigeria’s real estate sector and the potential of collaboration between government and private developers to improve housing delivery. They noted that affordable housing projects can stimulate economic growth, generate employment, and support related industries across the country.

Officials from the Office of the Secretary to the Government of the Federation also stated that the projects align with ongoing efforts to address Nigeria’s long-standing housing deficit and improve access to housing, particularly in the Federal Capital Territory and other regions.

The company stated that its focus remains on delivering residential developments that meet the needs of homebuyers while maintaining high standards of construction, affordability, and customer satisfaction.

According to the firm’s leadership, the demand for quality housing across Nigeria continues to grow, creating opportunities for developers to contribute to addressing the nation’s housing deficit. The company emphasized that strategic planning, innovation, and adherence to industry standards are critical to delivering sustainable housing projects.

El-Salem noted that its projects are designed to provide value for homeowners and investors through modern infrastructure, functional designs, and well-planned communities. The developer added that customer trust remains a key driver of its operations and long-term growth strategy.

The company also highlighted the importance of collaboration among government agencies, financial institutions, and private developers in expanding access to housing and improving the overall real estate ecosystem.

Industry observers say private sector developers continue to play a vital role in bridging Nigeria’s housing gap by investing in residential projects and supporting urban development across different regions of the country.

As housing demand continues to rise, stakeholders have stressed the need for increased investment, supportive policies, and innovative financing solutions to make homeownership more accessible to Nigerians.

El-Salem expressed optimism about the future of the housing sector, stating that it remains committed to delivering projects that contribute to community development and improve living standards.

An expert has urged the Nigerian government to deepen collaboration with the private sector as a key strategy to address the country’s widening housing deficit.

The call was made against the backdrop of persistent challenges in housing delivery, including limited access to affordable financing, rising construction costs, and gaps in infrastructure provision that continue to slow down large-scale housing development.

The expert noted that public-private partnerships remain one of the most effective global models for accelerating housing supply, especially in economies facing rapid urbanisation and population growth. However, the success of such arrangements depends heavily on clear objectives, strong institutional coordination, and transparent implementation frameworks.

He explained that many PPP housing initiatives in Nigeria have struggled to achieve their intended outcomes due to weak alignment between public and private sector goals. While government often prioritises social outcomes such as affordability and accessibility, private developers tend to focus on profitability and return on investment. This disconnect has contributed to inefficiencies in project delivery.

The expert also highlighted the importance of a well-defined regulatory environment, stressing that unclear policies and inconsistent enforcement have created uncertainty for investors. He argued that countries with more structured PPP frameworks tend to achieve better housing outcomes due to improved accountability and reduced operational risks.

Monitoring and evaluation were also identified as critical gaps in existing PPP housing schemes. Without effective oversight mechanisms, some projects have suffered from cost overruns, delays, and in some cases, mismanagement. Strengthening accountability systems, he said, would improve performance and ensure better use of public resources.

The discussion further pointed to land access constraints, inadequate long-term financing options, and high building material costs as additional barriers affecting housing delivery in Nigeria. These challenges, combined with weak policy coordination, have limited the impact of PPP-driven housing initiatives.

Despite these setbacks, the expert maintained that PPP remains a viable pathway for reducing Nigeria’s housing deficit if properly structured and implemented. He called for stronger institutional reforms, improved policy alignment, and increased private sector confidence to unlock large-scale housing development.

Real estate developers and housing experts have warned that the widening gap between housing demand and supply continues to pose a major challenge to economic development and urban growth. With rapid population expansion and increasing urbanisation, the need for affordable residential housing has continued to outpace available supply.

Industry stakeholders argue that inadequate financing remains one of the biggest obstacles preventing large-scale housing development. Many developers struggle to secure affordable long-term funding, while commercial loans often come with high interest rates and repayment structures that are not suitable for real estate projects.

The challenge is compounded by limited access to mortgage financing for prospective homeowners. Experts note that many Nigerians are unable to obtain affordable mortgages, reducing effective demand for housing and making it more difficult for developers to recover investments through home sales.

Developers also point to rising construction costs as a major concern. Inflation, exchange rate volatility, and increasing prices of building materials have significantly raised project costs, forcing some developers to delay, scale down, or suspend projects altogether.

Beyond funding issues, stakeholders have identified infrastructure deficits, regulatory bottlenecks, land acquisition challenges, and multiple levies as factors contributing to the slow pace of housing delivery. According to industry experts, these issues increase development costs and ultimately affect housing affordability.

The housing sector plays a critical role in Nigeria’s economy, supporting construction, manufacturing, engineering, and other related industries. Experts warn that continued underinvestment in housing could have broader economic consequences, including reduced job creation and slower infrastructure development.

Stakeholders are therefore calling for stronger collaboration between government agencies, financial institutions, and private developers. Suggested measures include expanding access to housing finance, strengthening mortgage systems, encouraging public-private partnerships, and implementing policies that support long-term investment in residential development.

Analysts believe addressing the housing shortage will require sustained investment and coordinated action from both the public and private sectors. Without significant improvements in housing finance and development policies, the country’s housing deficit could continue to widen in the coming years.

Industry observers note that access to adequate funding remains one of the biggest barriers to project execution, as developers struggle to secure affordable and long-term capital needed for large-scale construction.

High borrowing costs from commercial banks, combined with short repayment periods, have made it difficult for many developers to sustain ongoing projects. In several cases, construction work slows down or is abandoned due to financial pressure.

The lack of affordable mortgage options also continues to limit the sector’s growth. Many potential homebuyers are unable to access financing, reducing demand for newly built properties and discouraging large-scale investments in housing development.

These financing constraints have contributed to Nigeria’s widening housing deficit, as population growth and urbanisation continue to outpace the supply of new homes in major cities.

Rising construction costs have further worsened the situation, with inflation and currency fluctuations increasing the cost of building materials and overall project budgets. This has forced developers to adjust designs, delay completion timelines, or seek additional funding that is often difficult to obtain.

Beyond developers, the funding gap has wider economic implications. The real estate sector supports multiple industries, including construction, manufacturing, engineering, and professional services. When projects are delayed, job creation and economic activity across these sectors are also affected.

Experts suggest that addressing these challenges will require coordinated efforts between government, financial institutions, and private investors. Improved access to long-term financing, development of flexible mortgage systems, and alternative funding models such as investment trusts and public-private partnerships are seen as key solutions.

Without stronger financing structures, analysts warn that Nigeria’s housing deficit will continue to grow, placing additional pressure on urban infrastructure and affordability.
