The ruling marks a significant development in the long-running disagreement over land ownership and property rights in the state.

The case centres on allegations of unlawful acquisition and ownership claims over disputed parcels of land. The defendants had challenged the court’s jurisdiction and sought to halt proceedings through a preliminary objection. However, the court ruled that the matter should proceed to a full hearing to determine the merits of the claims and counterclaims presented by the parties.

Legal experts note that disputes over land ownership remain a major challenge in several parts of Nigeria, often leading to prolonged litigation, community tensions, and uncertainty over property rights. They argue that effective land administration systems and timely judicial interventions are essential to resolving such conflicts and promoting investor confidence in the real estate sector.

Stakeholders have also called for improved land documentation, digital record systems, and stronger dispute resolution mechanisms to reduce cases of conflicting ownership claims and alleged land grabbing. They maintain that secure property rights are critical to economic development and sustainable urban planning.

The court’s decision means the parties will now proceed to substantive hearings where evidence and arguments relating to the disputed land will be examined before a final determination is made.

His work in the real estate sector has increasingly positioned him among industry leaders advocating solutions to Nigeria’s persistent housing deficit.

Beyond his role as a property developer, Kayode serves as Vice Chairman of the Abuja chapter of the Real Estate Developers Association of Nigeria (REDAN), where he has championed policies aimed at improving transparency, strengthening regulatory standards, and creating a more investment-friendly property market. He is also a member of the Federal Mortgage Bank of Nigeria and REDAN ad-hoc committee focused on enhancing housing finance frameworks and expanding mortgage accessibility.

Kayode’s professional background combines finance, governance, and real estate development. He holds academic qualifications in business and finance and is a chartered banker with additional training in public management and policy. Industry stakeholders say this blend of expertise has influenced his approach to housing delivery and long-term investment planning.

Under his leadership, Crown Allied Global Realty has expanded its operations across Abuja, Lagos, Ogun, Osun, and Oyo states, while extending its footprint into Ghana, Rwanda, and the United States. The company has developed residential estates targeted at different income groups, incorporating digital infrastructure, remote monitoring systems, and smart technology solutions into its projects.

The company has also invested heavily in large-scale housing developments, including projects in Abuja, Lagos, Ibadan, and Osogbo. Several of these estates are strategically located near transportation networks and growing commercial corridors to improve accessibility and support long-term urban development.

Kayode said his commitment to housing accessibility was shaped by personal experiences with accommodation challenges earlier in life. According to him, this experience inspired the development of housing projects that aim to provide practical ownership opportunities for first-time buyers and young professionals.

The real estate executive also disclosed that Crown Allied Global Realty is integrating artificial intelligence into its operations to improve planning, project management, procurement processes, and customer engagement. He noted that technology has become increasingly important in improving efficiency and supporting sustainable growth within the property sector.

In addition to technological innovation, Kayode has advocated policies that encourage foreign investment, improve housing finance, and expand infrastructure development in suburban communities. He believes that increasing mortgage access, providing affordable land, and extending social amenities to emerging districts could significantly reduce Nigeria’s housing deficit and stimulate broader economic development.

The community members expressed concerns over what they described as attempts by individuals to unlawfully take control of land belonging to local families and residents.

According to community leaders, the dispute has created tension among residents, prompting calls for urgent action from both traditional and government authorities. They urged the Olubadan and the state government to investigate the allegations and ensure that lawful landowners receive protection under existing laws.

The residents maintained that resolving the matter quickly is necessary to prevent further disputes and maintain stability within the affected community. They also called for transparent verification of land ownership records and stronger enforcement against illegal land acquisition practices.

The appeal comes amid growing concerns over land-related disputes in parts of Ibadan. The Olubadan of Ibadanland, Oba Rashidi Ladoja, has repeatedly warned traditional title holders and community leaders against supporting land-grabbing activities, stressing that offenders could face prosecution and sanctions.

The monarch has also advocated stronger legal frameworks to tackle land grabbing, describing the practice as a threat to investment, development, and peaceful coexistence in Ibadan. He has called for tougher enforcement measures and quicker resolution of land disputes through established legal channels.

Stakeholders believe that effective collaboration between traditional institutions, government agencies, and law enforcement authorities will be essential to addressing recurring land disputes and improving confidence in land administration across Oyo State.

The warning comes as the state intensifies efforts to deliver thousands of housing units and address growing housing demand.

Commissioner for Housing, Moruf Akinderu-Fatai, issued the warning during an inspection of housing schemes at Abraham Adesanya Extension and the Sangotedo Housing Scheme Phase 2. He expressed dissatisfaction with the pace of work at some sites and said the government would not tolerate unnecessary delays.

According to the commissioner, Lagos is targeting the delivery of about 2,000 housing units across several ongoing projects, including the 526-unit Sangotedo project being developed under a Public-Private Partnership arrangement. He noted that the administration is committed to completing the projects before the end of its tenure.

Akinderu-Fatai explained that some projects experienced setbacks due to inflation and the sharp increase in building material costs, which forced contractors and the ministry to revisit project terms and implementation plans. However, he stressed that those challenges have largely been addressed and the government’s priority is now the timely delivery of the housing schemes.

The commissioner said urgent meetings would be held with contractors to resolve outstanding technical issues and remove any bottlenecks slowing construction activities. He warned that contractors who fail to meet agreed timelines despite receiving adequate funding could face sanctions, including the revocation of their contracts.

The state government maintained that expanding housing infrastructure remains a major priority and reiterated its commitment to increasing access to quality and affordable homes for residents through strategic housing investments and partnerships.

The disclosure comes amid renewed concerns over building safety following recent structural failures that claimed lives and caused extensive damage.

According to the state’s Commissioner for Information and Strategy, many of the incidents could have been avoided if property owners, developers, and occupants had complied with established building regulations and acted promptly on official warnings regarding distressed structures.

The commissioner explained that several collapsed buildings had previously shown signs of structural weakness, including visible defects and deterioration that required immediate attention. In some instances, occupants allegedly ignored evacuation directives and continued using the affected buildings despite warnings from relevant authorities.

He further stressed that illegal alterations to existing structures, poor maintenance practices, and the use of substandard materials continue to increase the risk of structural failures. The government maintained that strict adherence to approved building plans and construction standards remains critical to safeguarding lives and property.

Authorities said the action is part of efforts to prevent similar tragedies and strengthen building safety enforcement across the state.

The government disclosed the decision during an inspection of the collapse site, expressing condolences to the families of the victims and reaffirming its commitment to protecting lives and property through strict compliance with building regulations.

According to state officials, emergency responders, including the Lagos State Emergency Management Agency, the Lagos State Fire and Rescue Service, the Lagos State Building Control Agency, security agencies, and other responders, rescued 27 people alive from the rubble. However, nine persons lost their lives in the incident.

Authorities revealed that the collapsed structure had earlier been identified as distressed and marked for evacuation. However, some occupants allegedly returned to the building despite warnings to vacate the premises. The government stressed that no economic activity or business interest should take precedence over human life.

The state also warned that anyone found violating building regulations or obstructing enforcement activities would face prosecution. Officials further condemned the construction and occupation of buildings located beneath high-tension electricity lines, describing the practice as dangerous and unacceptable.

Building collapses remain a recurring concern in Lagos, prompting repeated calls for stricter regulatory oversight, improved project supervision, and compliance with approved building standards to reduce risks to residents and property owners

The project is being developed in partnership with Green Pasture Homes Limited and aligns with the Federal Government’s housing delivery agenda.

The development, known as the FHA Green City Estate, is located in the Wasa District along the Apo-Wasa corridor in the Federal Capital Territory. The estate will comprise more than 200 residential units, including apartments and terrace duplexes designed to meet the needs of different categories of homebuyers and investors.

FHA officials said the project goes beyond providing shelter and is expected to stimulate economic activities and create employment opportunities for engineers, architects, artisans, suppliers, and other professionals involved in the construction value chain. The authority added that strategic partnerships with private developers remain essential to accelerating housing delivery across the country.

According to the authority, the project forms part of broader plans to establish a stronger presence nationwide and deepen access to quality and affordable housing. FHA disclosed that it has secured land in multiple states and has already commenced housing projects in several locations as part of its expansion drive.

The developer said the estate is designed to provide a secure and sustainable residential community, taking advantage of the rapid infrastructure growth within the Apo-Wasa axis. The area has increasingly attracted investment interest due to expanding road networks and rising residential demand.

Industry stakeholders have welcomed the initiative, describing it as an example of what can be achieved through effective collaboration between government institutions and private developers. They noted that large-scale housing projects can contribute significantly to reducing Nigeria’s housing shortfall while supporting economic growth and urban development.

The project is expected to contribute to residential, leisure, and tourism activities within the area while supporting broader urban development goals.

The development forms part of ongoing efforts to transform the Jabi Lake Waterfront into a mixed-use destination that combines residential, hospitality, and recreational facilities. Developers say the project is designed to create modern living environments while taking advantage of the area’s strategic location and rising demand for waterfront developments.

Jabi Lake has emerged as one of Abuja’s leading recreational and residential hubs due to its proximity to shopping centres, hospitality facilities, and established neighbourhoods. The area attracts thousands of visitors each week and has increasingly become a preferred destination for real estate investors and developers seeking premium development opportunities.

Industry stakeholders noted that waterfront developments have gained popularity globally because they combine residential, commercial, and lifestyle experiences while creating long-term economic value. Analysts believe the growing number of projects around Jabi Lake could further strengthen Abuja’s position as a major destination for property investment and tourism.

The project is also expected to support employment generation during both the construction and operational phases. Developers maintain that destination-led projects can stimulate economic activity by attracting visitors, supporting local businesses, and encouraging additional investment in surrounding communities.

Urban planning experts, however, continue to emphasize the need for sustainable development practices around Jabi Lake. They have called for strict adherence to the Abuja Master Plan and environmental guidelines to ensure that new developments preserve the area’s ecological and recreational value.

House rent and agent palaver have become a national scandal as rising rents, increasing construction costs, and alleged exploitation by agents continue to put immense pressure on millions of Nigerian tenants. A public affairs analyst, Moshood Oshunfurewa, warned that the country’s housing challenges now require urgent policy attention and stronger regulatory intervention.

According to the analyst, the cost of building materials such as cement, sand, roofing sheets, and timber has risen sharply over the past few years, making home construction increasingly difficult for average Nigerians. The surge in construction costs has also contributed to significant increases in rental prices across Lagos and other urban centres.

He noted that rental prices in several parts of Lagos have increased substantially over the last five years, widening the gap between household incomes and the cost of securing decent accommodation. The situation has become particularly difficult for low-income earners and workers in the informal sector whose incomes have not kept pace with inflation and rising living expenses.

The analyst further alleged that some property agents and landlords have turned the housing market into an exploitative system by charging excessive fees and imposing additional costs on prospective tenants. He argued that weak enforcement of tenancy regulations has allowed such practices to persist, making access to affordable housing increasingly challenging for many residents.

He called for reforms that would strengthen tenant protections, improve oversight of property transactions, and ensure proper registration of landlords and agents. The recommendations include stricter implementation of tenancy laws and measures to promote transparency within the rental market.

The housing expert also advocated increased government involvement in affordable housing development, stressing that expanding access to low-cost homes and making building materials more affordable would help reduce pressure on tenants and improve housing availability.

Industry observers say Nigeria’s housing deficit, coupled with inflation and rapid urbanisation, continues to intensify demand for affordable accommodation. They maintain that effective regulation and increased investment in housing infrastructure will be essential to addressing the country’s long-standing housing challenges.

Commissioner for Housing, Moruf Akinderu-Fatai, gave the assurance during an inspection of ongoing housing projects in Abraham Adesanya and Sangotedo in the Ibeju-Lekki axis. He said the government remains focused on completing the projects within the lifespan of the current administration.

According to the commissioner, four major housing schemes are presently under development across Lagos through Public-Private Partnership (PPP) arrangements designed to increase the supply of affordable homes for residents. He noted that the state is closely monitoring the projects to ensure timely delivery and value for money.

While expressing satisfaction with progress recorded on some of the projects, Akinderu-Fatai acknowledged concerns over the pace of work at certain sites. He disclosed that technical issues had been identified and that the ministry would intensify inspections and engagements with contractors to accelerate delivery.

The commissioner warned that the government would take appropriate measures against contractors that fail to meet agreed timelines, including sanctions or replacement where necessary. He added that some of the projects could be ready for delivery between October and November this year if construction activities improve significantly.

He attributed delays experienced on some of the housing schemes to inflation and the sharp increase in the cost of building materials, which affected project execution across the country. However, he said those challenges have largely been addressed and the focus has shifted to completing and handing over the housing units.

The state government maintains that expanding housing infrastructure remains a key priority, with the projects expected to improve access to decent accommodation and support broader efforts to tackle Lagos’ growing housing demand.
