The Federal Government has formally transferred 188 completed housing units to the Taraba State Government as part of efforts to expand access to affordable homes and reduce Nigeria’s housing shortage.

The houses, constructed in Jalingo under the National Housing Programme, were handed over to the state government during a ceremony at the Government House.

Minister of Housing and Urban Development, Dr Muttaqa Rabe Darma, presented the housing units to Taraba State Governor, Dr Agbu Kefas.

The Minister of State for Housing and Urban Development, Yusuf Abdullahi Ata, and the ministry’s Permanent Secretary, Dr Shuaib Belgore, were also present at the ceremony.

Darma said the delivery formed part of the Federal Government’s broader commitment to providing decent and affordable accommodation through the Renewed Hope Housing Agenda.

He described housing as an essential human need, stressing that completed government-funded housing projects must be occupied and put to productive use rather than remain vacant.

According to the minister, direct acquisition by state governments could accelerate the allocation of completed federal housing units to Nigerians.

He said the model would enable states to distribute the houses to eligible beneficiaries, including civil servants, security personnel, working families and other residents requiring decent accommodation.

The minister commended the Taraba State Government for acquiring the 188 units, noting that the decision would ensure the houses were allocated without unnecessary delays.

Beyond increasing the supply of homes, the Federal Government said its housing programme was designed to generate employment in the construction industry and facilitate the emergence of sustainable communities.

Receiving the houses on behalf of the state, Governor Kefas thanked the Federal Government and the Ministry of Housing and Urban Development for the intervention.

He described the handover as an important contribution to Taraba’s efforts to improve access to affordable housing.

Kefas assured prospective beneficiaries that the state government would introduce a transparent allocation process to ensure the properties reached those who genuinely needed them.

The Federal Ministry of Housing and Urban Development encouraged other state governments to consider adopting a similar acquisition model.

It explained that the approach could reduce the number of completed but unoccupied government houses while accelerating their transfer to citizens.

The 188 homes form part of the National Housing Programme implemented across the federation. The programme complements the Renewed Hope Cities and Estates initiative, which places emphasis on affordability, quality, accessibility and increased housing delivery.

The handover marks another step in the government’s attempt to move completed housing units from public inventory into active occupation, particularly as Nigeria continues to confront a substantial housing deficit.

The Federal Government has pledged to include judicial officers and court personnel in its housing interventions across Nigeria.

The Minister of Housing and Urban Development, Muttaqha Darma, made this known in Abuja during a courtesy visit by the Administrator of the National Judicial Institute (NJI), retired Justice Babatunde Adejumo (OFR).

Darma said the ministry would carry the judiciary along as it implements housing projects across the 36 states and the Federal Capital Territory (FCT).

FG Targets Nigeria’s Housing Deficit

The minister said the government remains committed to reducing Nigeria’s housing deficit, which he estimated at about 15 million units.

He acknowledged the scale of the challenge. However, he said sustained commitment, proper planning, strong partnerships and joint efforts could help reduce the gap.

Darma also assured judicial officers and court workers that they would not be excluded from federal housing programmes.

The minister said the housing ministry takes a broad national approach to its projects. The programmes cover different locations and levels of government, including states and local government areas.

He added that the ministry would continue to seek partnerships with institutions that can support the Renewed Hope Housing Agenda.

Judiciary Seeks Housing Consideration

Adejumo commended the Federal Government for its efforts to tackle the country’s housing shortage.

He also called on the ministry to consider the housing needs of judicial officers and court personnel when allocating homes under its housing programmes.

According to him, members of the judiciary and court staff also face housing challenges. He therefore expressed the NJI’s willingness to work with the ministry through lawful and legitimate partnerships.

Adejumo stressed that such cooperation must respect the independence and constitutional duties of the judiciary.

NJI Offers Training Support

The proposed partnership could also cover training and human capacity development.

Adejumo said the NJI has conference facilities and other resources that the ministry could use for relevant training programmes.

The institute provides training, capacity building and continuing education for judicial officers and court personnel.

He said cooperation between the two institutions could create opportunities for knowledge sharing and professional development.

The partnership could also help both organisations develop training programmes linked to the implementation of housing policies and programmes.

Housing and Public Sector Welfare

The discussion highlights the wider role of housing in public-sector welfare.

Government housing programmes do not only involve the construction of homes. They also involve land, infrastructure, finance, allocation and access to suitable locations.

For the housing and construction sectors, wider government housing programmes can also support demand for new developments. They can create opportunities for developers, contractors, financiers and other professionals across the property value chain.

The Managing Director of the FMBN, Shehu Osidi, explained that the successful resolution of the Bungalow City project followed extensive stakeholder mediation after a section of the estate was initially designated for security personnel. Through collaborative technical committees, the interests of the original NHF contributors were fully protected. The rent-to-own operational framework functions by completely eliminating the initial equity deposit requirement, enabling low-income and middle-income earners to transition from conventional tenants into full property owners through gradual, structured monthly payments.

The newly commissioned residential zone consists of detached two-bedroom and three-bedroom terrace designs built alongside modern supporting infrastructure. Expressing gratitude on behalf of the community, the Secretary of the Residents Association, Sanusi Dansoro, noted that the successful completion highlights the massive developmental impact achievable when government institutions, financial bodies, and private developers align their operations toward common national goals.

As Nigeria marks World Habitat Day 2025, the Association of Housing Corporations of Nigeria (AHCN), led by its President, ESV. Eno Obongha, has called on the Federal Government, state governments, and relevant authorities to take bold and coordinated steps toward addressing the challenges confronting the nation’s housing sector.

Delivering the State of the Nation’s Housing Address themed “Urban Crisis Response” in Abuja, Obongha described the situation as an unfolding urban emergency that has left millions of citizens struggling with unaffordable rents, the rapid expansion of informal settlements, and deteriorating living conditions in major cities.

“The global economic crisis, which has culminated in inflation and a high cost of living, has taken a toll on our urban centres, with many city dwellers facing severe financial challenges. The loss of jobs and rising unemployment among the youth have resulted in unstable incomes and the inability to pay rent,” he said.

Obongha further urged the Federal Government, state governments, and other relevant agencies to take swift, practical action to bridge the country’s housing deficit. He also emphasized the need for proper harmony and synchronization between state governments and the Renewed Hope Housing Agenda to elevate housing delivery nationwide.

“The Renewed Hope Housing Agenda needs to be properly harmonized and synchronized with state governments, using state housing corporations as agents of delivery to take the agenda to the next level. This will no doubt open up the economy and help drive our recovery by creating employment opportunities for our teeming unemployed youth. Our young people deserve a future free of uncertainty. We envision a new Nigeria where housing becomes the engine of economic growth and that dream is achievable if harmonization is well coordinated and executed.”

Addressing the recurring issues of building collapse, demolition, and illegal construction, Obongha underscored the importance of enforcing building regulations and securing proper approvals before any construction work begins to prevent disasters.

“Most of the buildings that collapse were constructed without approval. Some had fraudulent approvals, while others were built on flood plains. The Town and Country Planning Law specifies zoning for buildable and non-buildable areas, but many people, out of frustration, ignore these rules and later face demolition or flooding. Regulations must be strictly enforced,” he cautioned.

The AHCN, however, commended President Bola Ahmed Tinubu and the Minister of Housing and Urban Development, Arc. Ahmed Musa Dangiwa, for the ongoing reforms under the Renewed Hope Housing Programme, which has delivered more than 10,000 housing units across 14 states and the FCT in just two years, a milestone the association noted surpasses the previous administration’s eight-year record of 3,500 units.

Obongha also praised the reforms at the Federal Mortgage Bank of Nigeria (FMBN) and the Federal Housing Authority (FHA), noting that both institutions have expanded single-digit mortgage schemes, attracted over ₦70 billion in private capital, and introduced new initiatives to enhance homeownership among Nigerians.

Concluding his address, the AHCN President called on the government to support ongoing housing initiatives through the provision of land banks, and to strengthen financial and institutional collaboration between the FMBN and the Family Homes Funds Limited (FHFL) in order to significantly reduce Nigeria’s housing deficit.

The question of whether Nigerian Youth will ever truly afford a place to call home remains one of the most pressing issues in the country’s housing sector.

In an exclusive interview with Housing Tv Africa, Managing Director of West Lake Infrastructure and Property Development Company, Bldr. Lawal Magaji shared insights on the challenges and opportunities that define the future of home ownership for Nigerian youths.

According to Magaji, the housing crisis is not just only in Nigeria but the whole world as a result of income inequality and rapid urbanization in major cities across the world, calling for policy reforms and Transformative collaboration between governments and private sectors.

“If you are talking about housing, you need to look at it from different perspectives starting from the global view of the housing sector. All over the world there are issues of housing shortages as a result of income inequality and rapid urbanization, especially in major cities across the world where we have large population without houses.

“All over the world, it is difficult for someone to just bring tons of money and buy a house and walk away. Very few people can afford to do that even in developed countries. That is why we have the mortgage system and so many other financial institutions backed by government to provide subsidized interest rates.” He stated.

He stressed that the future of home ownership lies in deliberate policy reforms, innovative financing, intensive collaboration with government and private sectors as well as creative housing models tailored for the youth.

“We have a very large population and the largest chunk of that population is constituted by the youths, so it is a very large segment that we need to deal. If there is a deliberate effort by the government and the political will is there, honestly we will be able to do a lot, we will be able to reduce the housing deficit especially with regards to the youths.” Magaji explained.

The West Lake chief also highlighted the role of a working mortgage system fostered by subsidized interest rates from the government, calling for the adoption of the provision of social housing to assist the physically challenged, widows and victims of house demolition.

“The government can build what is called Social housing. Social housing can cater for a lot of underprivileged youths. We built about 500 social houses at Kuje in Abuja which was supposed to be continuous but the administration ended, and it was not able to continue for some reasons I cannot say.

“These houses were built for vulnerable people. The government partnered with major companies in the country through CSR budget to fund the construction of those houses. The House accommodated victims of house demolition, HIV patients who faced stigmatization, physically challenged people and widows.”

Despite the hurdles, Magaji expressed optimism that the Renewed Hope Housing Agenda by the current government administration is moving in the right direction to provide Nigerians with affordable homes urging the youths to take advantage of the opportunity.

He further advised government to take advantage of the National Youth Service Corps (NYSC) program to advocate and educate the youths on how to key into the system.

“The Renewed Hope Housing Agenda is a good step by the current administration, but the government needs to do more in terms of advocacy and educate the youths. During their NYSC for instance, the ministry can go there and educate the youths on how to key into the system”

With more than 70 percent of Nigeria’s population under 35, the issue of affordable housing is not just an economic challenge but a social imperative.

Experts like Magaji insist that the next decade will determine whether the country can turn its youthful population into homeowners or leave them confined to a lifetime of renting and overcrowded slum living.

According to a statement by the ministry’s Press Secretary, Kunle Gbadeyan, Ogunsola expressed appreciation for the cooperation of local communities and reaffirmed the administration’s commitment to improving citizens’ lives through infrastructure and shelter.

“This project will directly benefit the people and significantly improve housing access in Kwara,” the commissioner stated during visits to communities in Ajase Ipo, Erin Ile, Offa, Oke Onigbin, Ekan Meje, and Osi, spanning Irepodun, Oyun, Offa, Isin, Oke Ero, and Ekiti LGAs.

Earlier visits were also made to Kaiama and Baruten LGAs. At the Emir of Kaiama’s palace, Ogunsola assured residents that the housing scheme would help close the housing deficit in the area. The Emir, represented by Waziri Kaiama, Alhaji Adamu Gene, commended Governor AbdulRahman AbdulRazaq’s efforts in driving development across the state.

In Ilesha-Baruba, the commissioner was received by the Emir, Prof. Halidu Abubakar, who welcomed the project, noting that it would complement ongoing development in the town, including the recently completed Kwara State University campus.

Community leaders across the selected areas expressed support for the project while calling for increased engagement of local businesses in its execution to enhance grassroots economic impact.

77,400 Homes Planned Nationwide

President Bola Tinubu will launch the plan soon. The government wants to build 100 houses in each of the 774 local government areas. This means a total of 77,400 homes across the country. Construction will start after the launch and should finish within a year.

Housing for All Income Levels

The Minister of Housing and Urban Development, Arc. Ahmed Musa Dangiwa, explained the goal. The project will help low-income earners, unemployed people, displaced persons, and the vulnerable. It will cover both formal and informal workers.

Affordable Payments

Eighty percent of the homes will be sold to local people. Buyers will pay only one-third of their monthly income. For example, someone earning N30,000 will pay N10,000 per month for a house. The goal is to make homeownership possible, even for people with low incomes.

Free Homes for the Vulnerable

The remaining 20 percent of the houses will be given out for free. These will go to people who have no or very low income, like widows, orphans, and others in need.

Extra Facilities Included

Each housing estate will have basic services. These include a school, a clinic, a police post, a market, and a play area. The aim is to create safe, healthy, and complete communities.

Part of a Bigger Plan

This project is part of a larger housing effort. It includes two other programs: Renewed Hope Cities and Renewed Hope Housing Estates. Together, they support better housing and living conditions across Nigeria.

Private Sector Partnership

During a recent meeting, Monday Ogedengbe, chairman of Creative Sphere Limited, met with the Minister. His company wants to partner with the Ministry. They plan to promote real estate growth through a major event later this year.
