As rent prices continue to soar across Lagos—some by as much as 80 to 100 per cent—many low- and middle-income earners are increasingly struggling to secure decent and affordable accommodation across Nigeria’s busiest city.
Although the Lagos State House of Assembly has urged the government to fully enforce the Tenancy Law of 2015 to curb arbitrary rent hikes, many residents still face displacement, homelessness, and the pressure of high living costs.
Despite these challenges, new findings show that several neighbourhoods across the state still offer affordable rental options for Nigerians seeking budget-friendly housing without completely sacrificing access to jobs, schools, and basic amenities.
Ikorodu: A Growing Haven for Budget Renters
Ikorodu, located on the outskirts of Lagos, remains one of the most affordable areas for tenants. Although far from the city centre, it is accessible by road and water transport, offering a wide range of housing suitable for individuals, families, and small businesses.
The lower cost of living continues to attract low-income earners seeking relief from the city’s high rent pressure.
Agege: Affordable but Crowded
Agege remains one of Lagos’ most densely populated districts, yet it still features neighbourhoods like Iju-Ishaga where rent remains relatively affordable.
However, security concerns persist due to the area’s longstanding reputation for crime and drug activity. Despite this, its proximity to key transport routes—including the Lagos-Abeokuta Expressway—keeps demand high.

Situated in Ifako-Ijaiye LGA, Alagbado offers some of the cheapest rental options in Lagos.
A one-bedroom apartment ranges between ₦200,000 and ₦300,000 annually, depending on location and available amenities. Good road networks and multiple transport links make it attractive for commuters and young families.
Egbeda: Affordable and Well Connected
Egbeda—one of Alimosho’s busiest hubs—offers affordable rents and easy access to Ikeja and Lagos State University.
A two-bedroom apartment typically costs ₦300,000 to ₦400,000 per year, making it popular among workers seeking proximity to business districts without the high rent burden.
Ikotun/Igando: Budget-Friendly and Accessible
These neighbouring districts in Alimosho LGA offer affordable housing options ranging from mini-flats to two-bedroom apartments.
Their proximity to LASU and the Alimosho General Hospital makes them ideal for students, young professionals, and small families seeking convenience at a lower cost.
Ojo: Affordable for Students and Traders
Ojo remains attractive due to its accessibility and status as home to LASU and the Lagos Trade Fair complex.
The area is suitable for students, business owners, and traders attending regular events at the complex.
Mushin: Cheap But Challenging
Mushin offers some of the cheapest rent in Lagos, but the district’s reputation for poor infrastructure and insecurity makes it unsuitable for newcomers.
Many houses lack essential amenities, reinforcing its “ghetto” identity among residents.
Ajegunle: One of Lagos’ Cheapest Neighbourhoods
Ajegunle—known for its rich culture and close-knit community—remains one of Lagos’ most affordable areas.
A one-bedroom apartment costs between ₦200,000 and ₦300,000 yearly, providing relief for low-income earners navigating Lagos’ harsh rental market.
Expert Insight: “Affordability is Relative”
Real estate expert Ganiyu Idris said Nigerians often misunderstand what “affordable housing” truly means.
He explained that proximity to work is more important than low rent.
“If you live in Ikorodu but work in Ikeja, you may spend more on transport and stress than the savings from cheaper rent,” he said.
“Living close to work reduces cost, stress, and gives you more time for family.”
Idris also attributed rising rents to the increasing cost of building materials and the responsibility of developers who often provide roads, security and other essential facilities.
He called on the government to invest in mass housing that Nigerians across all income levels can benefit from.
