Kenyans applying for homes under the Affordable Housing Programme will now pay more following the government’s revision of housing prices across its affordable and market housing projects.
The State Department for Housing announced on Thursday, October 1, that the new prices would apply to new applications submitted from October 1, 2026.
Under the revised pricing structure, Affordable Housing units have increased by 20 per cent, while Market Housing units have risen by 10 per cent.
“The Affordable Housing Programme has revised house prices across the Affordable and Market housing typologies, effective October 1, 2026,” the State Department for Housing stated.
Two-Bedroom Units Rise By Ksh600,000
Under the Affordable Housing category, the price of a studio apartment has increased by Ksh300,000, rising from Ksh1.5 million to Ksh1.8 million.
A one-bedroom unit now costs Ksh2.4 million, up from Ksh2 million, representing a Ksh400,000 increase.
The price of a two-bedroom apartment has risen from Ksh3 million to Ksh3.6 million, an increase of Ksh600,000.
The revised prices apply to new applications across all projects from October 1.
Existing Applicants Protected From Increase
The Housing Department said applicants who had already applied under the previous pricing structure would continue paying the earlier prices.
This means the new prices will not affect existing applications submitted before October 1.
Boma Yangu had announced on September 15 that prices would be revised and encouraged Kenyans to apply under the existing pricing structure before the increase took effect.
Who Qualifies For Affordable Housing?
The Affordable Housing Programme categorises applicants according to their monthly income.
Social housing is reserved for Kenyans earning up to Ksh19,999 per month, while the affordable housing category targets those earning between Ksh20,000 and Ksh149,999.
Applicants earning above Ksh150,000 per month fall under the affordable middle-class category, with different housing options available depending on household needs and income.
How To Apply
Applicants can access the Boma Yangu platform through eCitizen by selecting the Boma Yangu option.
They can also register through the Boma Yangu website or use the USSD code *832#.
The revised prices take effect from October 1, 2026, meaning prospective applicants who had not submitted applications before the deadline will be subject to the new rates.
