Lagos Flags 176 Unauthorized Estate Projects, Issues 21-Day Compliance Ultimatum

The Lagos State Government has identified 176 illegal estates in areas including Eti-Osa, Ajah, Ibeju-Lekki, and Epe. Developers have 21 days to submit layout approvals or face sanctions.

According to the Ministry of Physical Planning and Urban Development, these estates lack official layout approval, making them non-compliant with state planning regulations.

A statement by Mukaila Sanusi, Director of Public Affairs, confirmed that the estates were listed on Monday. Notable names include Adron Homes (Elerangbe), Aina Gold Estate (Okun-Folu), Diamond Estate (Eputu), Prime Water View Garden (Ikate Elegushi), and Royal View Estate (Ikota).

Permanent Secretary Oluwole Sotire stated that these illegal developments undermine the state’s T.H.E.M.E.S+ Agenda for building a smart, resilient city. He added that developers must submit documents to the Ministry at Alausa, Ikeja, within 21 days.

Failure to comply could result in enforcement actions, including demolition.

The Ministry also urged all real estate practitioners to register with LASRERA—the state’s official real estate regulatory body.

This move reinforces Lagos State’s commitment to enforcing planning laws and promoting sustainable urban development.
