<p>Governor Babajide Sanwo-Olu made the declaration during the 21st Annual General Meeting of the Lagos Building Investment Company Plc held in Ikeja.</p>
<p>Represented by the Commissioner for Housing, Moruf Akinderu-Fatai, the governor commended the management, board, and shareholders of the mortgage institution for maintaining steady operations despite prevailing economic pressures and market uncertainties.</p>
<p>According to Sanwo-Olu, the Lagos Building Investment Company has continued to demonstrate resilience in supporting inclusive growth through mortgage financing initiatives targeted at expanding homeownership opportunities.</p>
<p>“Despite the economic realities and changing market conditions, LBIC has remained resilient in promoting inclusive development through housing finance,” the governor stated.</p>
<p>He stressed that housing should not only be viewed as a social necessity but also as a major economic enabler capable of stimulating businesses and generating employment opportunities across multiple sectors.</p>
<p>“Housing goes beyond shelter. It drives economic activities, creates jobs, and supports businesses across the housing value chain,” he said.</p>
<p>Sanwo-Olu further noted that the Lagos State Government alone cannot solve the growing housing deficit, emphasising the need for stronger partnerships between government, financial institutions, and private investors.</p>
<p>“The public sector cannot address the housing challenge alone. Sustainable progress will require stronger collaboration with credible financial institutions and private sector stakeholders,” he added.</p>
<p>The governor also encouraged LBIC to leverage technology and innovation to improve mortgage accessibility, particularly for low- and middle-income earners who often struggle to secure housing finance.</p>
<p>According to him, the state government remains supportive of initiatives aimed at strengthening digital mortgage systems and expanding retail lending within the housing sector.</p>
<p>He expressed optimism that resolutions reached during the annual meeting would further strengthen the institution’s operations and position it for greater impact in Nigeria’s housing finance industry.</p>
<p>“I am confident that the decisions taken at this meeting will position LBIC for continued growth and stronger contributions to housing development,” Sanwo-Olu said.</p>
<p>The Lagos Building Investment Company was established to provide mortgage facilities for low-cost housing schemes in Lagos State and has since evolved into one of Nigeria’s leading primary mortgage institutions focused on expanding access to homeownership.</p>

										<content:encoded><![CDATA[<h4 data-start="327" data-end="575">Nigeria’s housing crisis continues to deepen, and industry leaders are calling for urgent reforms in the mortgage sector. According to them, fixing the system is critical to help more Nigerians afford decent homes and close the growing housing gap.</h4>
<p data-start="577" data-end="962">They believe Nigeria’s housing finance laws are outdated and can’t keep up with the country’s needs. As evidence, they point to successful reforms in other sectors, such as pensions and telecommunications. These industries were once struggling, but with the right changes, they’ve attracted investment, created jobs, and grown rapidly. Experts now want the same for the housing sector.</p>
<p data-start="964" data-end="1368">Ayo Olowookere, who leads Imperial Homes Mortgage Bank, highlighted the problem. He noted that the National Housing Fund (NHF) law was introduced in 1992. Yet, decades later, it has only gathered about half a trillion naira. In contrast, the pension industry—reformed years later now manages over N24 trillion for 16 million contributors. This, he says, shows how powerful reforms can be when done right.</p>
<p data-start="1370" data-end="1796">The housing market is in bad shape. Whether buying or renting, many Nigerians simply can’t afford proper shelter. As a result, millions are pushed into overcrowded slums or unsafe informal settlements. Pastor Matthew Ashimolowo of Kingsway International Christian Centre added to the concern, citing a World Bank report. He said Nigeria needs 700,000 new homes each year to meet demand, but currently builds less than 100,000.</p>

<p data-start="1798" data-end="2083">Meanwhile, the population is exploding. With Nigeria projected to hit over 400 million people by 2050, cities like Lagos and Abuja are already struggling to cope with demand. Housing is becoming more expensive, and the dream of homeownership keeps slipping away for the average person.</p>
<p data-start="2085" data-end="2443">At the heart of the problem is money or the lack of it. Olowookere explained that mortgage banks don’t have access to long-term, low-interest loans. These are the kind of funds needed for affordable mortgage products. Instead, banks compete in the same market as everyone else, driving up interest rates and making housing loans unaffordable for most people.</p>
<p data-start="2445" data-end="2694">Because of this, mortgage banks are forced to improvise. They patch together loans from short-term funds, which don’t fit the nature of long-term housing finance. This not only slows down homeownership but also deepens poverty and widens inequality.</p>
<p data-start="2696" data-end="2975">Experts agree: the system must change. They want the government to step in, provide funding support, and lead the charge for real reform. Housing, they say, should not just be a privilege for the rich. It’s a basic right and a national emergency that can’t be ignored any longer.</p>

<p class="wp-block-paragraph">He emphasized that this challenge is not unique to Nigeria but is a global issue. Globally, it is estimated that it would take 70 years to save the required 20% equity. To address this, the NMRC initiated a partnership with the National Pension Commission (PENCOM), proposing that Nigerians be granted access to 25% of their Retirement Savings Accounts (RSA) to facilitate mortgage acquisitions.</p>

<p class="wp-block-paragraph">Through this partnership, a greater number of Nigerians can now access 25% of their RSA, helping them meet the mandatory 20% down payment requirement. Ogundimu also addressed other obstacles within the real estate and construction sector, highlighting interest rates as a predominant challenge. He explained that while interest rates are a macro issue beyond the control of NMRC, the company has implemented measures to streamline processes and reduce turnaround time.</p>



<p class="wp-block-paragraph">&#8220;We developed the model mortgage and foreclosure law which streamlines processes, making it easy and cheap. You can now get your permits early. Time is money in construction,&#8221; Ogundimu stated. He emphasized that while NMRC cannot directly impact interest rates, it can offer advice to policymakers on structural adjustments needed in the sector.</p>

<h4 class="wp-block-heading" id="h-livingtrust-mortgage-bank-plc-has-appointed-dr-olumide-adedeji-as-its-new-managing-director-effective-march-7-2024-and-subject-to-regulatory-approval">LivingTrust Mortgage Bank Plc has appointed Dr. Olumide Adedeji as its new Managing Director effective March 7, 2024, and subject to regulatory approval.</h4>



<p class="wp-block-paragraph">According to a statement by the company secretary Timothy Gbadeyan, on Friday, before his appointment, Adedeji was the Executive Director in charge of Business Development, Information Technology, Operations, and Customer Experience.</p>

<h4 class="wp-block-heading">Nigeria faces a staggering housing deficit of 28 million units, demanding an estimated N21 trillion for meaningful intervention.</h4>



<p class="wp-block-paragraph">Despite this pressing need, widespread multidimensional poverty hinders many citizens from realizing their dream of homeownership.</p>



<p class="wp-block-paragraph">The challenge persists, even as authorities strive to create more affordable housing opportunities. According to a 2020 Central Bank report, addressing this housing gap requires between N15 trillion ($40.1 billion) and N20 trillion ($53.4 billion) in mortgage financing.</p>



<p class="wp-block-paragraph">The historical underdevelopment of Nigeria’s mortgage system is attributed to economic hurdles, restricted finance access, high interest rates, stringent lending criteria, and substantial down payment requirements.</p>



<p class="wp-block-paragraph">Mortgages serve diverse purposes, acting as a gateway for low-income earners to access properties beyond their financial means.</p>

<p class="wp-block-paragraph">For investors, mortgages are essential tools for wealth creation and financial security. Leveraging borrowed funds for property acquisition allows investors to benefit from the property’s value appreciation, fostering equity accumulation over time.</p>



<p class="wp-block-paragraph">However, commercial banks offering home loans in Nigeria present challenges, with interest rates hovering around 25%, coupled with short maturities.</p>



<p class="wp-block-paragraph">This has led to a significant portion of loans having tenures of fewer than 30 days, limiting accessibility for many Nigerians.</p>



<p class="wp-block-paragraph">To address these issues, the Federal Mortgage Bank of Nigeria (FMBN) emerged in 1994 as a pivotal mortgage institution.</p>



<p class="wp-block-paragraph">FMBN aims to deliver accessible and affordable homes through long-term credit to mortgage institutions, administer the National Housing Fund (NHF), and mobilize funds for the residential real estate segment.</p>



<p class="wp-block-paragraph">Despite sector challenges, mortgage companies within Nigeria contribute, albeit modestly, to the housing sub-sector.</p>



<p class="wp-block-paragraph">In 2022, the Central Bank disbursed N37.6 billion in loans and advances to mortgage banks, including the Federal Mortgage Bank of Nigeria and the Nigerian Mortgage Refinance Company.</p>



<p class="wp-block-paragraph">While the mortgage market faces hurdles, CEOs and MDs within these institutions remain resilient, navigating challenges to contribute to a potential future where affordable housing is accessible to Nigerians, bridging the housing deficit.</p>



<p class="wp-block-paragraph">Moving on, let’s meet the CEO and MDs leading some of Nigeria’s biggest mortgage carriers and brokerages according to their market capitalization.</p>

His tenure at First Bank of Nigeria Limited saw him pioneer the Private Banking suite and contribute to the establishment of Providus Bank.</p>



<p class="wp-block-paragraph">Appointed MD/CEO of FirstTrust Mortgage Bank Plc in 2018, Adedayo led the successful merger with TrustBond Mortgage Bank Plc, solidifying FirstTrust’s position as Nigeria’s largest mortgage bank.</p>



<p class="wp-block-paragraph">A graduate of Accounting from Lagos State University, Adedayo is a Fellow of the Institute of Credit Administration (FICA), a member of the Institute of Directors (IODs), an Honorary Fellow of the Chartered Institute of Bankers of Nigeria (HF), and a member of the Economic Advisory Council, Kogi State.</p>

<p class="wp-block-paragraph">LivingTrust Mortgage Bank Plc reported a 17.96% decline in its profit after tax, totalling N745.80 million by the end of December 2023, compared to N909.15 million in the previous year.</p>



<p class="wp-block-paragraph">The unaudited financial statements for the fourth quarter, approved by the board on January 19, 2024, and filed with the Nigerian Exchange Limited, revealed a 14.22% increase in gross earnings to N2.9 billion.</p>



<p class="wp-block-paragraph">Loans and advances to customers increased to N12.991 billion from N10.679 billion, while customers’ liabilities rose to N9.062 billion from N5.491 billion. Living trust Mortgage bank has a market capitalization of N16.35 billion.</p>

<p class="wp-block-paragraph">With a wealth of over 20 years in banking, mortgage, and real estate development, he joined ITMB Plc on March 21, 2005. His extensive expertise has significantly contributed to the bank’s growth and transformation.</p>

<p class="wp-block-paragraph">The bank also earned recognition as the &#8216;Most Improved Mortgage Bank 2022&#8217; and &#8216;Africa&#8217;s Most Reliable Mortgage Bank 2022&#8217; by Africa Fintech Brands.</p>



<p class="wp-block-paragraph">Despite reporting a 17.96% decline in profit after tax to N745.80 million at the end of December 2023, compared to N909.15 million the previous year, the bank&#8217;s gross earnings surged by 14.22% to N2.9 billion. Robust interest and similar income, rising to N2.31 billion from N1.87 billion, fueled this growth.</p>



<p class="wp-block-paragraph">Fees and commission income saw a modest dip of 7.63% to N152.33 million, while basic earnings per share decreased to N14.92 from N18.18 in 2022.</p>

<h4 class="wp-block-heading" id="h-stakeholders-at-the-national-conference-on-mortgage-and-real-estate-organized-by-the-institute-of-mortgage-brokers-and-lenders-of-nigeria-imbln-in-abuja-have-urged-the-federal-government-to-implement-policies-that-will-enable-nigerians-to-easily-access-mortgages-to-enhance-growth-in-the-built-environment">Stakeholders at the National Conference on <a href="https://www.housingtvafrica.com/vote-for-housing-friendly-governorship-candidates-hdan-charge-electorates-in-kogi-imo-and-bayelsa/">Mortgage</a> and Real Estate, organized by the Institute of Mortgage Brokers and Lenders of Nigeria (IMBLN) in Abuja, have urged the Federal Government to implement policies that will enable Nigerians to easily access mortgages to enhance growth in the built environment.</h4>



<p class="wp-block-paragraph">The stakeholders believe that access to mortgages would bridge the gap of the huge housing deficit in the country. They also recommended that mortgage financing should be taught as a discipline in tertiary institutions across the country.</p>



<p class="wp-block-paragraph">A Professor of Capital Market, Uche Uwaleke, in his lead paper titled &#8220;Prospective Mortgage Finance Degree in Nigeria: Structure, Curriculum, and Objectives,&#8221; said the current interest rates of over 18 per cent affect the uptake of mortgages.</p>



<p class="wp-block-paragraph">He said, &#8220;The interest rate is a function of the economic conditions generally, and interest rates in this economy are generally high and are affecting the uptake of mortgages. Today, we have as many as 34 primary mortgage banks. We have over 20 commercial banks. The Federal Government has tried to also support the Federal Mortgage Bank through the national housing scheme.</p>



<p class="wp-block-paragraph">&#8220;And there is also the refinancing company. Now, all these efforts have not yielded the desired results, partly because of the economic situation we have in the country. Interest rates are quite high, which is why for the mortgage sector, there has to be a special arrangement. For example, the Federal Mortgage Bank has been lending at an interest rate of six per cent which is far, far below.</p>

<p class="wp-block-paragraph">&#8220;Also, at the micro level, the government should deliberately support the issues of mortgages, and I am happy that the new administration is talking about helping Nigerians assess mortgages. The government should deliberately put in place measures to ensure that people have access to mortgages. That is the only way we can bridge the gaps in housing deficits in the country.&#8221;</p>

<p class="wp-block-paragraph">Earlier, the Vice Chancellor of the Nasarawa State University Keffi, Professor Suleiman Mohammed, who was represented by Professor Andrew Zamani, called on the government to develop affordable mortgage products that would cater to the wide needs of borrowers.</p>



<p class="wp-block-paragraph">Mohammed said: &#8220;There is a need to streamline government policies to reduce bureaucratic bottlenecks, encouraging investment in housing. Other industry stakeholders should collaborate in academia, not only to develop training programmes.</p>



<p class="wp-block-paragraph">&#8220;Regulatory bodies should implement reforms to create a transparent, efficient, and business-friendly regulatory environment. Also, an affordable mortgage product to cater to the wide needs of borrowers is a very critical factor. Also, promotion of ethical practices among members to protect consumers and instill confidence in the sector is very vital.&#8221;</p>



<p class="wp-block-paragraph">Also, the President of IMBLN, Dachung Bagos, said building industry-academia partnerships was essential to promote robust mortgage finance education in Nigeria.</p>



<p class="wp-block-paragraph">He noted that the development of suitable courses for inclusion in the curriculum of tertiary institutions was a way of achieving that.</p>

<p class="wp-block-paragraph">The Registrar of the institute, Dr Jasper Adeleye, remarked that the conference was aimed at bringing professionals in the built industry together and sending a serious signal to quacks to exit the real sector.</p>



<p class="wp-block-paragraph">The National Conference on Mortgage and Real Estate was a timely event that brought together stakeholders from the government, academia, and the private sector to discuss the challenges and opportunities in the mortgage finance sector in Nigeria. The recommendations from the conference could help to address the country&#8217;s housing deficit and promote growth in the built environment.</p>

<p class="wp-block-paragraph">A distinguished Fellow of The Institute of Chartered Accountants of Nigeria and The Chartered Institute of Stockbrokers, Dr. Ajadi is also an Associate of The Association of Chartered Certified Accountants, UK, and a Member of The Association of Certified International Investment Analysts. His academic credentials include bachelor&#8217;s degrees in Applied Accounting and Agric Extension &amp; Rural Sociology, MSc in Finance &amp; Investment, and Agric Economics, and a Ph.D. in Finance.</p>



<p class="wp-block-paragraph">His dedication to excellence has earned him prestigious awards, including the Chevening Scholarship from the UK government, CISI Top Postgraduate Award, and the Excellent Leadership Award from the CIS.</p>

<p class="wp-block-paragraph">Bringing over three decades of rich professional experience to the helm, Dr. Ajadi&#8217;s journey is a tapestry of roles that have molded his versatile skill set. His career began in 1994 at the Excel Professional Centre, Ibadan, where he served as Registrar and Head of Administration while concurrently involved in enlightening eager minds as a Lecturer. His path then led him through roles such as Audit Officer at Aneni Dairo and Co., where he fine-tuned his financial acumen, and a transformative tenure at Chartered Bank Plc, marked by the establishment of an award-winning branch in Ile-Ife, Osun State.</p>



<p class="wp-block-paragraph">Dr. Ajadi&#8217;s foray into management consulting at B. Adedipe Associates Limited and RMS Investment Trust Limited from 2005 to 2006 further enriched his strategic insights. His commitment to excellence caught the attention of The Chartered Institute of Stockbrokers, where, as Director/Head of Education and Training from 2010, he elevated examination and training standards. This journey culminated in his role as Acting Registrar and CEO in 2013 and eventual confirmation in 2014, a position he held with distinction for seven years.</p>



<p class="wp-block-paragraph">As Dr. Adedeji Ajadi assumes the helms of affairs fully at MBAN from January 02, 2024, the Mortgage Banking Sub-Sector anticipates a future that would be defined by innovation, strategic growth, and a relentless pursuit of excellence.
