Enugu Launches Smart City Housing Estate in Nsukka to Boost Urban Development

The (ESHDC) has unveiled a new Government Reserved Area (GRA) Extension in , a project designed to expand planned urban development and attract property investment in .

The housing project, located in Obimo, is described as a Smart City initiative aimed at creating a modern residential and commercial environment to support the state’s growing urban population.

Public-Private Partnership for Housing Development

According to ESHDC, the estate is being marketed and managed by , a real estate development and investment firm partnering with the corporation to deliver the project.

Officials say the new estate will contribute to the state government’s broader goal of expanding housing infrastructure while encouraging private sector investment in real estate.

Plots within the estate are being offered at what the corporation describes as affordable rates to attract both homeowners and investors.

Estate Designed for Multiple Housing Types

The estate layout has been divided into several density categories to accommodate different building structures and land uses.

  • High-density plots: About 2,000 square metres designated for high-rise developments
  • Mid-density plots: 1,000–1,500 square metres for buildings of up to three floors
  • Low-density plots: About 500 square metres reserved for private residential homes
  • Regular plots: Approximately 450 square metres for residential or mixed-use purposes

Land Documentation and Ownership

ESHDC stated that buyers who complete payment for the plots will receive documentation for land registration, including forms for processing a Certificate of Occupancy (C of O).

The corporation explained that the new development forms part of the Enugu State government’s strategy to promote planned urban growth, expand housing opportunities, and improve infrastructure across the state.
